  • I did a mystery shopper on Hawkins at the weekend & they were quite good. I went in posing as a buyer looking for details of a particular house & they were very prompt but they also told me about other properties of a similar price etc. I did a few of them & they were definately the most interested without being pushy. I had actually discussed with the OH about getting in touch with them to switch or have a multy agent deal. Does that have a negative effect by the way, when you have more than one agent involved?

  • Having looked at the pics, the house looks a bit "developed" rather than a home. Its a matter for individuals but this did put us off when we were looking.

  • You can go on with more than 1 agent , on a multi agent basis - you only pay 1 fee for the agent that agree the sale.

    I dont think for a minute that some of the hawkins staff are the friendliest ofpeople BUT i do think they do there job well, and they get good results ! Go for it. GOOD LUCK !

    You seem to have totally the wrong idea about marketing yourself alongside the EA. They could do lots of work and then you claim the sale with nothing in it for them. That's mo incentive for them to pull their finger out.
    LizzieandThomas has the right idea, stop trying to sell it yourself, I've always found "sole agent" is the way to get the best out of EAs.

    I do agree with bookgirl a bit, the house looks a bit "unlived in"

    have you asked a mate to phone and ask for a viewing, there might be people trying to view and them not returning phone calls etc

    i found the large number of photos squashed into a small space very confusing - seemed like the utility room was in the bathroom ! also many of the photos are way too dark and gloomy. sorry.

    i have to agree with zammo - a house which is pitched at the right price will always sell. Have you looked on https://www.rightmove.co.uk sold prices (far right hand side of the opening screen) and seen what houses in your street have actually sold for in recent months ? Estate agents always over-value property - its part of the "game".
