Nothing seems to be moving at 159k, while there is action at around 155k. Downstairs bathroom might put some people off.Trying to keep it simple...

Had just found it on rightmove myself.
In my opinion i think you will be better with hawkins, i dont think the office location of your move is as good and i dont think there as good as them either - this is my personal opinion.
I dont think properties move that fast in Nuneaton either.
Hang in there though the market is just starting to pick up in time for people wanting to move in time for christmas.0 -

The yourmove website is a bit unpredictable at the min sometimes it pick up the postcode search & sometimes it doesnt!
I had loads of agents round. 7 in total before we did it up & then the same again after. All the main ones really but like I said the one's we went with were the only ones that would let me market it myself as well.
As an agent yourself do you have any suggestions of things to do other than what's already been / being done?0 -

Think of this for a minute from the agent's point of view.Guy puts some effort into it, matches your home to the right proceedable buyer, gets them round to see it, explains away the various problems it has with ideas about how to sort them, gets the buyer to put in an offer, rings you up to tell you the good news...
....whereupon you say, thanks very much, but I sold it myself yesterday, was just about to let you know.
Under the deal you've negotiated, the agent gets nothing at all for all the work he's done.
Can you see that your "deal" is actually a disincentive for the agent to do any work?Trying to keep it simple...

Your house looks great but, as before, it would be good to see a picture of the front of the house. Also, there appears to be no room sizes specified and a floor plan would be great too.There's no woman sicker than the woman who is sick on her day off !0

The pictures on rightmove look very different! The quantity of photos on monkey move is confusing, I spent ages trying to work out the layout of the kitchen, my idea woul dbe to have less pics on monkey move, tempt viewers to see it & actually make a viewing to see it all rather than them dismissing it because they think they have already seen it online. I'd remove the bedrooms pictures as well if they aren't set out as bedrooms, showing a few corners of each room actually makes me think the rooms must be tiny but then the sizes on rightmove seemt to be rather big, a description like two double bedrooms may help on your brief monkey listing.
I agree with the flowers/fruit comment stoo, makes it look like the house is lived in & a planter type thing by the front door, unless there are flowers I can't see oh and a picture taken with a blue sky helps houses look more inviting plus getting the estate agent out for more pics makes you feel they are actually doing something!

Thanks edinvestor, we reduced it to 154,950 3 weeks ago.there not much I can do bout the bathroom being where it is but I have taken that into consideration & tried to explain it to the veiwers & make it sound more appealing than it seems also to make up for it with fixtures & fittings etc. The first ones didnt know it was downstairs but the 2nd ones did. A lot of houses round here seem to have downstairs bathrooms. My bedroom is big enough to have an en suite put in (the room is 21ft long). We did consider it but we couldnt afford to do it in the end.
The nextdoor house (not the 'scummy' one) sold in 4 days but that's only a 2 bed. Ours is double the size because of a big double story extension.0 -
As you are not pleased with your move - give them there notice. Put it on with another agent. I dont think the quality or layout of your move details are upto much. Hawkins details are a lot better.
i think the pictures on rightmove dont do it justice. The lounge one needs to show more of the feature of the fireplace not the cd rack , the kitchen picture makes it look too small.
Put it on with another agent and stop trying to sell it yourself, its not worth it - you will find the agent works a lot harder too.
You could try an open day too when it first goes on the market. Instead of reducing the price again i would offer to pay the stamp duty instead. good luck.0 -
I'll rejig the pics on monkey move if they are confusing. There are 2 double bedrooms the master is 20' 5'' x 15' 5'' & the other is 16' 3'' x 11' 7'' I'll get all the dimensions online. I'll also get a floorplan put together. I know the layout isn't perfect but the people before us had the extention put on, though I do love having a massive bedroom !!
As far as the agent losing a sale to me doing my own marketing, I'd have thought this would have been more incentive for them to put some effort in. The bottom line with the agent's is I havent got the service I signed up for, regular updates, in the paper every week etc etc0
