I've been a landlord for years.
Some of the advice on here makes me realise just how good my tenants are.
(I have a set of keys, last time I used them was when they locked themselves out, but if the neighbour phoned me put to tell me there was water coming out of the letterbox, I think I might enter anyway)
For the record, my annual inspection is done by the local plumber, to a set time, to suit the tenant. Usually first or last of the day, so if he's late the tenant is home from work anyway.0 -

If you've used all your holidays and don't want to have strangers unaccompanied in your home then what rights should a tenant have?
The letter is a power bullying one "We'll come in with keys anyway" is the attitude many tenants dislike.
What's wrong with the LL writing and saying "your safety check is due, we can only fit morning or afternoon appointments, please confirm which of these dates is most convenient"0 -
Why do you feel you need to be there?
I certainly don't waste my valuable annual leave waiting around for gas inspectors/plumbers etc; the advantage of renting is that the agent can issue the keys.They are an EYESORES!!!!0 -
They then get the usual answers of
“don’t let them in, change the locks, report the landlord for harassment”
Having read the replies above, I can't see ONE poster who has advocated what you suggest. ALL have highlighted the importance of the safety check and ALL have suggested a sensible compromise. I strikes me that only YOU are hitting the nuclear button with threats of forced entry and disconnection of services. If you don't know what you're talking about, it's usually best to say nothing.0 -

I don't think anyone, even the OP, has said it would be a problem having the safety check done. Apart from one ignorant numpty who implied that the LL could kick the door in, disconnect services and charge for the pleasure. I do hope that numpty isn't a LL.0 -
