    You went on about something completely different. You stated that people are now changing the data used.
    yawn - errr no. if people bothered to check two months data it shows less of a fall from one months falls.
    I simply said the same data has consistently been used, and that graph, showing Halifax and Nationwide has consistently been posted.
    everyone was discussing monthly numbers when you popped in and showed us all the YoY graph... did you not realise that they we were discussing the monthly report... we all know that you did...
    All I was saying is the same data is being used, in response to your accusation that people are now spinning it....
    that's why i provided both set's of numbers so that people could make their choice to spin away...

    Given my personal circs, I don't need to worry too much about this. Yes it'll affect me. That said, to be honest there's bigger & more important stuff. Firstly, I want family & friends to stay fit & healthy & happy. Those losses are immeasurable. Any YoY loss on that is too much. Secondly, I want to maintain my employment, & hopefully improve my investments. Thirdly, I want to be happy & enjoy my free time (interestingly in an appraisal, my manager admitted to being envious of how I spend my downtime...:))

    I don't want to start a debate on seasonal adjustment as somebody says you've already discussed this, but here's my thoughts on the subject.

    In spring house prices nearly always rise and in winter prices nearly always fall. So if in spring prices rose 1.5% then the only way to gauge this figure as an indicator of Market conditions is to compare it to the same time in previous years. This way you can tell if the Market is doing well or not for the time of year. Seasonal adjustment does this for you to save you time comparing vast amounts of yearly data. Non seasonally adjusted figures offer no insight into the actual Market without comparisons.

    Take, for example, last weeks bank of England mortgage approval data. The data we discussed on this forum was seasonally adjusted. Here's how it compares:

    if you take the NSA figure it shows a 7.5% drop from the previous month and looking at this alone you would be inclined to think that the Market had collapsed from march to April! But it hasn't because a drop like this is a standard seasonal variation between march and April. So if you remove that variation you left with a rise 0.2% showing that the Market dropped slightly less than you would expect for a standard march - April.

    so why tell me i was using the wrong figures in the first place when you knew they were the un-adjusted numbers?

    Third monthly fall this year, my paper said. And we're only in May.
