within 10 years i guarantee all landlords will have to be CRB checked... at present if you are a HMO landlord or own property in a Selectively Licensed ward in an inner city area, you have to be CRB checked in order to get a license..... the last government was intent on extending this
i think it is lunacy.... tenants are responsible for looking after their own children... i cannot think of ANY circumstances in which i would need to be alone with their kids...
CRB checks are common where you might be in the company of any vulnerable person, it is not limited to just children.

There's an assumption that the leak was coming from a toilet, but it could have been from a boiler. Might not have been the landlord either, in my lease it says that if the owner doesnt fix the issue within 28 days then the service manAgement agent agency acting on behalf of the lease owner can send workmen in.Snootchie Bootchies!0

CRB checks are common where you might be in the company of any vulnerable person, it is not limited to just children.

Under 18 or vunerable person, but it has to be regular care or sole charge of, not a one off. Whichever way you look at it, the workman isn't going to the property to care for anyone. i think the whole CRB nonsense has been escalated to beyond lunacy since the 7/11 terrorists attacks...... our whole society has become soo fearful of even saying "hello" to strangers (see neighbours thread currently raging away) that the law has been abused to take away freedoms from all of us that we have had for centuries....
I am currently one of 12 people on an 2 days p.w. art course at a l ocal college of FE .. there is one student under 18 in our class ...
So the local Education committee has now ruled that ALL 11 of the other students have had to buy a CRB at their own expense in case they molest this "child" .... ... madness.. what are teachers paid for - if not to look after their students.....
no one wants to take personal responsibility for their own actions any more - that is why we have become such a crazy litigious society ...
CRB checks for landlords - when did you ever read of a case where a LL sexually abused a tenants' child...... come on... find me a case study ??
LL&T tenant legislation provides ample safeguards for tenants who dont want to let their landlord into their home (as we tell them every day on here ) so i am not at all sure what additional "protection" might be required....
CRB checks for tenants.. i am not allowed to know if any of my tenants have criminal records.... why should they know about mine (if any) ?0 -

Unlikely. Any plumber worth his salt would know the difference.
Aside from the obvious flow pattern (boiler PRV's don't continuously emit a steady stream of water) a cistern overflow would typically be run in plastic whereas a boiler pipe ought to be copper.

i had an issue with a boiler a couple of months back and water poured from the vent pipe outside the property at a huge rate of knots..... cascading down the path towards the front door...... it only stopped when we switched the water off at the mains..
i would have classified that as an emergency had i been passing and i would have called the tenant and asked if i could go in and switch off the water... if no answer to phone call i would have gone in..0 -

I repair computers for blind and partially sighted people and had to undergo a CRB check before being able to do so. Most of my visits are one-offs, and certainly do not constitute being in charge of, or caring for, anybody.
For what it's worth I didn't have a problem with it as I consider it perfectly reasonable for them to ensure I don't have a criminal record or any other 'relevant' history which may raise questions of suitability for making unaccompanied visits to people who may well be vulnerable.

You obviously haven't read the beginning of this thread... To save you the bother; the OP returned home to find what was apparently a plumber in her bathroom. There was also something about peanut butter but you'll have to find that post for the details.
(...I don't blame you for thinking it was about CRB checks what with how the topic has strayed!)
