    Yes I was thinking that water running should be audible especially at night and given there is more than one tenant. it seems most odd the tenant didn't hear something.

    I'd also be wanting to know who reported the fault and when. Was the LL/repairman just passing and happened to spot an "emergency", did a neighbour report it or what. When was the repair booked with the workman?

    These answers will help the OP work out if the LL was taking the mick on entering or not.

    The only issue i can see here is that the workman was not escorted, so anything could of happened in the house.

    I would of at least expected a rep from the Letting Agent to be on-site during the visit to ensure everything was in order, and the workman acted correctly in the property, if they could not contact one of the tenants to be in place for the visit.

    Tool boxes are pretty large, and pretty much most items can fit into them without being seen on vacation of the property.

    As a LL when i employ workmen i first make sure that

    1) they have a criminal record;

    2) then i make sure that they are issued with EXTRA large tool boxes in which to stores lots of my tenants possessions as they steal them

    3) then i teach them the cunning art of "frightening tenants" -

    4) last but not least i teach them how to "feign" an EMERGENCY so that they can waltz in at any time to view lady tenants in their knickers....

    if they do not pass all 4 of the above criteria... i dont use em...... :p

    I pay the Letting Agent to Manage the only property we own.

    I trust them to pick the cheapest workmen they can find from the back of the free-ads paper, or even those who advertise in the local Tesco, Netto etc.

    Part P, not me...Just B&Q..

    On a serious note, before allowing people access to what could well be family accommodation, are they CRB checked, or do you just cross your fingers?

    Why, do you expect tenants to leave children in the care of workmen, or do you expect families to look after their children?

    within 10 years i guarantee all landlords will have to be CRB checked... at present if you are a HMO landlord or own property in a Selectively Licensed ward in an inner city area, you have to be CRB checked in order to get a license..... the last government was intent on extending this

    i think it is lunacy.... tenants are responsible for looking after their own children... i cannot think of ANY circumstances in which i would need to be alone with their kids.....

    i use workmen who i personally have used and who i trust and have done a lot of research on..... and who stand the test of time.....

    Children, in this context, could extend to anyone under 16. Families would be looking after their children if they are in their own home. Child in bed for their afternoon nap, 12 year old in their own room listening to music etc etc, and Billy the plumber fixing the radiator as per your instruction. I'm not aware of it ever being an issue, but it would make interesting reading.

    So, you have felt it necessary to do "a lot a research on" the workmen you send into your tenants home, but you don't feel the same checks should be aimed at you?
