    Original EA tried convincing them otherwise - saying we were in a perfect position, and they knew where in the buying process we were.

    Maybe the "stunt" was pulled by the original EA, which could have prompted the change in EA as well. After all, you only have the original EAs version of events.
  • If I was in this situation I'd make a new offer but I wouldn't go above £90k. Don't bother with another viewing just tell the new EA what happened with your last offer.

    If you're sure its them rather than the original EA, then offer 90k, let them talk you up to 95k if they're good enough.

    Yes - offer no more than 90K, and use wording along the lines of 'the offer reflects the potential of the vendor to proceed in a non business-like manner'.

    There are loads of idiots like this around. They've watched all the property shows and think they are some sort of property investment geniuses. They thought they could get an extra 3 grand out of you with a stupid trick. I bet the EA advised against it, but they insisted. When you didn't play the game, the EA said 'I told you so' and that was the end of it.

    Same happened to some friends of mine. Their vendor just announced that they wanted an extra 2K (2 lousy grand!) after they'd had the survey done. No explanation. My friends pulled out, even though the vendors subsequently backed down, as for all they knew the guy would wait until the day before exchange, and do it again.

    True but was probably one of those "too good to be true" things - i thought we had got a bargain when 2nd offer was accepted. 1st offer - they said "oh were looking for something at or above the asking price", to which i responded youve got no chance :D and the 2nd offer was miraculously accepted.

    Ie, don't lose the house cause of a misunderstanding and / or third party intervention of which you where not made aware of.

    When we phoned the original EA earlier to say it was with someone else, they were genuinely shocked - I could tell they couldn't believe it, and i could tell when they told us vendor was pulling out that they were being honest saying they had tried to convince them otherwise. at the end of the day they had £xk to make out of people who they knew were ready to proceed.

    EA said they would get back to us once they'd spoke to new EA/vendor, so will see what they say?

    Thats interesting- usually EAs are pretty uon the ball wth what their competitors have on the market.

    The ''For Sale'' sign usually gives it away too.........
