Sellers pulled out, only to remarket it again!

We had an offer accepted on a house 3 weeks ago - 2nd offer accepted by seller. First time buyers so no chain, and an AIP.

We applied for mortgage, paid for survey and instructed solicitors in the days following the accepted offer.

A few days later we get a call saying vendor has had a private buyer interested in purchasing the property for £3k extra than we had, and that the property was being withdrawn from the market - did we want to place a higher offer:eek: We refused as it seemed a bit fishy and that was that.

History - House being on market for 9 months, never had an offer made so obviously overpriced? asking price was £110k, Was reduced by 8k after 6 months, to 102k. We had 2nd offer accepted at 95k.

So on saturday i was a bit surprised to see the same house, same asking price as before - but different estate agents!!!

Only logical explanation I can think of is they tried playing a game - thinking we might have paid mortgage arrangement fee, sol fee etc and we wouldn't get it back - so we would match or beat the "private offer", instead of loosing money on nothing?

And its backfired on them so theyve remarketed it? anyone agree or think of any other explanation?

    That seems quite likely. Clearly they want more than the amount you offered though having accepted your offer I'd say they are pretty unscrupulous.

    You could either offer the same (95) again throught the new agents - which I'd guess they'd refuse, or offer more if you are willing to.

    But personally I'd have nothing more to do with them. You would not be able to trust that the deal will go through till you actually Exchange Contracts.

    On the other hand, as you've already spent out on the survey etc, it won't cost you any more to try again, though beware of racking up solicitors fees on a 2nd abortive try. Ask your solicitors if they'll agree to 'no sale no fee'.
  • I'd say this is highly likely. If there really was a private offer and which failed to go through. Then you would expect the agent to have called back to see if you were still willing to proceed.

    I'd keep well away. These people are obviously idiots prepared to mess you about. Look elsewhere. Or just for a laugh offer 75K.

    Thats what i cant understand - surely if theres no private seller etc or fallen through they would come back and say sorry for messing you about but are you still interested. ah well, hopefully be stuck on the market for another 10 months!

    Why not just play them at their own game, offer them £95k again and then go up to £97k, let them instruct their solicitors and then you pull out, or tell them you'll only pay the £95k you originally offered. See how they like it, I think they need a taste of their own medicine. As others have said though, I don't think they can be trusted.

    If you dont want the house, offer them the full asking price then back out at the last possible moment.

    That'll teach 'em :D

    Good thinking, shame they might notice when there asking for solicitors details, and wondering where the surveyor is. LOL!

    Whilst I wouldn't actively encourage you to muck people about, it must be tempting.
    Don't.

    Ring the EA and ask what's going on - but refuse to offer again on it as they are timewasters.

    Put your offer back in, oh and to really upset the second EA advise them that you were introduced to the client by their first EA.

    Guess who gets the commision.
