    Right. You viewed the property and, at that time, were quite happy with the rent quoted. You have now seen larger properties nearby which are cheaper and, because of the state of the current property, feel the rent is too high... so... you have two basic of choices.

    You could just move to a bigger, cheaper house.

    You could gather all the evidence to support your claim about the rent being too high, sit down with your LL and negotiate. Your LL may, of course, not agree. After all, there must be a reason why you haven't taken the first option already. On the other hand, the LL may feel that a reduced rent may be preferable to the costs of a possible void.

    Presumably you now pay rent in advance and your deposit is protected?

    My rent is always paid in advance and for my deposit thats a very good question and to be honest i have never heard of it before all i have is a deposit slip saying that its been paid and is signed?

    Well no we will have the deposit back or so we bloody should anyway considering the amount of improvements we have made, but the other sum that was paid when we moved in was for the first months rent so we aren't due that back unfortunately lol
  • If you paid the first months rent at the start of the tenancy then, provided you pay the rent each month, your rent payments will be in advance. Thus, when you leave at the end of a rental period, the following day you pay the same rent that would have then been paid to the old landlord, to the new landlord. Simples.

    Do you have gas safety certificate?

    If you have intermitten hot water and heating I suggest you write to them and if the LL still chooses to ignore you then I would call your local environmental health team ( housing) to assess the premises.

    Ah ok yeah i see what you mean now, that would make sense i guess but at the moment i am unfortunately on lha which for some reason most of the landlords in my area wont accept and where they do accept it the house is either not someplace i would house my worst enemy or out in the middle of nowhere really but thanks for that one i really didn't think of it that way

  • Some enlightened landlords quite like the fact that LHA is a pretty safe payment. AND you have (hopefully( a good reference from your current LL. These are both positives, so make sure you highlight them to prospective LLs. I'm not pretending it's easy, by the way, just trying to help.
