How can I find out if the rent I am paying is fair for the location

I've looked into that, but no similar properties in immediate area, I live in a two bed house and there are some 3 bed houses locally charging less and I think as my house is in a position were I have the choice of 5 takeaways and a co-op store surrounding me and the car doesn't have to leave the drive to get to them i'm paying a premium0

Yes in some areas renting lartger places has now got cheaper.
If you are outside of you contracted period you can give notice and then go and live elsewhere, take your business elsewhere if you like- nothing to stop you if you are outside of your contracted period?:beer: Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.

Thanks for all your imput.New question, when i took onn the property, the rent was stated for a furnished property but said unfurnished rent negotiable. I wanted the property unfurnished, and due to circumstances I was in a rush to move in and didn't negotiate, iam am now out of lease can I negotiate0

You could try yes, you could say you are thinking of moving to something cheaper, but can you renegotiate the rent. However you sohuld be prepared to folow through and actually move if your landlord wont lower your rent so then you get better value for money for yourself.:beer: Well aint funny how its the little things in life that mean the most? Well my landlady put up my rent recently which we thought was unfair due to the house not really being that fantastic and we have to change everything ourself (which i prefer anyway so i amn't grumping) she just said to check it with the fair rent officer who apparently worked for the council but i cant find them anywhere - but at the same time its a position of well if you dont like it shove off and at the moment we really cant afford to move and fork out for 1st months rent and deposit so landlords win again!!0

yes I pay in advance, and my other gripe is the house is not really up tp standards, I have spent my own money decorating throughout, I paid for a new aerial to be fitted as the letting agent said it was not the landlords responsibilty to provide services to enable me to watch a tv (the existing aerial on the property was knackered) the bathroom is in dire need to upgrading the central heating boiler is knackered and needs replacing as its hit or miss if i get heating or hot water. I work for a local heating plumbing company who have given the l/l a quote for a new boiler at a reduced staff discount rate which he has not accepted. so my rent is due in two days so i'm thinking of knocking £50 off my payment until he bring the house upto a standard worthy of the full rent0
