My neighbours stolen land that doesnt belong to them !!

I have a plan from the land registry, requested in May this year, which clearly shows the land in the middle doesnt belong to either of us.. Are they the people I should complain to please.. Ive spoken to both my local & county council, they dont own it.. Although I know who built my property, I cannot contact them ,as they no longer exist...So im pretty stuck really.. I have informed my landlord..0 -
go to https://www.landregistry.co.uk and for £3 you can get the map and title for each of the properties which you are interested in. This will establish the exact boundaries of a particular property, and who owns it and if there is a legal charge on it. If it is on the LR website, then the land is registered.
However, Simply because it is not registered does not mean it is not owned - its just means it has been in the same ownership for donkeys years. If it is not registered, anyone can claim "title" to it and can put up a fence, use it and as previous posters have said, eventually it will become their's if the original owner does not turn up.0 -

Were they under no obligation to ask me or my landlord first.. I have been given the impression, that had they contacted the LR then I would have been consulted.. and as I wasnt and they have just gone ahead regardless, do I have to leave things as they are please...

Ring your landlord 1st thing Monday morning, give him the facts, he will be in pocession of his deeds to his house (or have access to them). He will then persue it either by letter then court action but in all reality its not your fight. Present the situation to the landlord, its his property your a tennant.0

Unregistered land can be a bit of a nightmare when this sort of thing crops up.
Your neighbour may not have even made an application to the Land Registry to take title to it, he might just have though, oooh, no-one has used that land, i might as well do.
to claim "title" he is likely to try to claim adverse possession, that is squatters rights.

this site could be helpful but i'm not sure how up to date it is on current law.
also, from reading the posts you aren't the owner of your property so your landlord might have been the one who was informed, whether he told you is another matter....
