    We knew we'd be selling the house in a few years time so we had original plans saved at the time we bought our house. I have passed them onto the EA. Let's see what he has to say now.

    Floorplans have now been added to our advert which were eventually provided by us to the EA.

    Is the 6 acre patch of greenery opposite you, 6 acres of parkland? Or ist it 6 acres of 'hasn't been built on yet'? If it's parkland, that's a very big attraction, and you should say something about it in the advert.

    The parkland is 'parkland' not 'hasn't been built on' and right opposite to our house. Cross the road and you are on it and the road isn't busy either...

    I'll get my EA to say something about it..

    clicking thru to similar properties on RM, you're right at the top for price. have you checked sold prices for your road/area?

    hard to comment without knowing if any of these are similar to yours, but on face value (especially if there is a lot of competition in the area) a substantial price drop looks like your only option if you really want/need to sell.

    The house looks great in the photos. What is the estate agent telling you - are other properties in your area selling/getting viewings? Do they think you are on at the right price?

    How much research are you doing yourself - I've been going to rightmove every weekend, and printing out a list of the local houses in our price bracket. After a few weeks that gives a good idea of whether stuff is selling, whether prices are moving. Have you got any info like that to give you a bit of background on your house?
