    I think the photos are a big improvement!

    Photo 10 is a bit bewildering though? Whats that? Where does it go? Where does it come from?

    With regards to the garden being small - its a newbuild. Anyone prepared to view a newbuild is going to be happy to have a very small garden else they wouldnt be looking at newbuilds. Better to have a more honest pic and get interested viewers than some low-level wide-angle shot and a bunch of viewers who wont buy once they see how it really looks.

    Definitely and make sure that it is stated in the details also. Presumably it is an area that is open to the general public?

    Your garden does look quite small, but if you can counteract that with the "you have the run of 6 acres just outside the door" then you will attract families with children and people with dogs.

    Pic 10 is the driveway that leads to the garage. The carport is shuttered and provides secured parking for further 2 cars. We have only one car so the carport is always empty and that enables the kids to use our back garden and the carport space safely without us having to worry about anyone going off the house.

    The local EA is relying upon his own skills to sell the house. Our EA has been operating in Corby for many years now and I'm certain they know what they are doing. They can't just fool around spending their own money advertising our house with rightmove and in the local newspaper?

    A clever excuse, lol :D
    I suspect the real reason is its cost, or lack of software.
    Maybe it's just me, but I'd want to have all the floorplans before deciding which property is really worth 250K.
    Perhaps you could draw them yourself for anxious viewers who actually come to have a look.

    He means: "You know, I'd love to do that, but I'm rubbish with the software and it'd take me hours ... and the last time I tried the house had no internal doors, then I got confused and lost it .... so ... y'know .... it's not going to happen really mate"

    As it's nearly a new build, I bet the layout is available on the developer's website for their current development. I'd pop over there and nick/screenie them, then adjust them a bit (e.g. remove room names or sizes or something). I know it's technically IP/theft, but doctored nobody'd know or care.

    Instead of copying the builder's floorplan, just include a link to the builder's website...?
