    Sorry, this appeared to be the personal attack thread.

    You'd never have guessed that house prices were under discussion at all. (v useful rolling eyes smilie)

    Anyway, chucky, good to see you admitting that you have indeed deleted numerous threads.

    Their figures were reliable enough to most of the 'bears' when they were falling, what's changed (apart from the fact that they're not falling)?

    I've always said the figures mean nothing, in terms of the big picture... the incoming wave, cares little about the rain.

    Of all three sources, only the land registry is half believable - albeit susceptible to very high or very low priced fluctuations in the local market.

    However, unlike the other two sources who have a massive vested interest, the Land Registry takes it's data from actual selling price and not mortgage approvals.

    Strange that both lenders report almost twice the increase of the Land Registry - how's that work?

    What you must consider is that neither Nationwide nor Halifax contain full market data, therefore the LR data is more accurate.

    People lean towards the Nationwide and Halifax figures as they don;t have the lag of LR and historically have been proven to be a good indicator of what is likely to be seen on the LR, albeit not an exact replica

    What Nationwide and Halifax do is publish numbers based on approvals, and I don't claim these figures are inaccurate.

    But they aren't sold prices, which means they are of little interest to me.
