I think the OP said that one's smaller
No reliance should be placed on the above! Absolutely none, do you hear?
  • its great to read so many comments! Has opened my eyes a lot to how other people view it!

with regard to the house that sold for £60k it was a wreck but having said that still a bargain! Hoping not too many people see the sold price for it!

Dopester - I do agree that our house looks massively overpriced when compared to the house down the street! Ours is bigger, but I do agree it will be hard for some people to see why ours is priced £25k more! If we dont have any interest in the next couple of weeks I think we will reduce it to £160k but we cant go much lower :(

I am definatly going to look through these comments and go back to the agents! I want to get rid asap! Thank you :)

Do you have a backup plan for what you'll do if you can't get what you need? Bear in mind that you don't really know what price your neighbours have actually achieved for the one on at £145k.

  • Not really got a back up plan! We can go to £150 without losing anything, but I really need to come out with something! Although I know this may not be an option I can take! I know people will look and see what we paid and arent going to pay any more, I know I wouldnt! I am hoping we can get around £155 at the lowest as that leaves me with £2000 to get back on my feet with!
Hopefully someone will come along and love it like I did, as I now regret paying so much :(

It's a big deal to comply with the regs. You start off by strengthening the attic floor joists, which means they'll have to be a few cms taller, which cuts down on usable space. Doors need self-closers throughout the house. Ceilings downstairs may need and extra layer of plasterboard. The window on the top floor has to be large enough and close enough to the edge to allow fire brigade access. That's all I can remember right now.
LOL. I think you misinterpreted. I was actually meaning was it a relatively inexpensive/easy job for the OP to get sorted because if so it would pay to spend a little time and money getting compliant. In other words, does the OP know what the specific issue is.

I've seen some places which were non-compliant with the regulations for very minor reasons but of course this meant that the previous owners could only sell as a 3-bed with a loft room. And in once case that came down to having a bog-standard door in rather than the proper type.

well i havent looked at all the rest, i really like yours. lovely bathroom, ive always wanted a big bathroom.

with the bedroom in the attic, why doesnt it meet the regulations, is it something you could change.

im not sure why the regulations would ask for door closers throughout the entire house to meet the regs for a loft room??

we moved in here with double glazing done god knows when, none of the windows have fire access and we cant afford to get them done yet, they have silly tiny openers at the top
