A few things, why is the long description on the brochure not on the rightmove advert? Secondly, is the attic room just that, or a legal bedroom.

Looks lovely and spacious. All the rooms look big.
That's the wide angle lens - the rooms aren't as big as they look.
Also it's marketed as 2 bed, but has 3 bedrooms in the pics? If the loft isn't a proper room you shouldn't really have a bed in it.I was born too late, into a world that doesn't care

The rooms are quite big for a terrace, but youre right they do look bigger in the pics!
The loft is properly converted but does not comply to building regs so it cannot be classed as a bedroom. I know this may put a lot of people off though0 -

Yes there is a proper staircase up to the loft. Looking at the floorplan you cant really tell because it looks like you go from the main bedroom to the loft, when infact the stairs are on the landing! Might ask them to re-do that!0

I disagree with that. The particulars say 2 bedrooms and 1 attic room, so it's not misleading, and the attic room is a valuable addition to the house.

What is the issue with not being able to classify that as a bedroom? Fire door or similar? If you could remedy that then you could certainly justify a higher price than the 2 beds in the area.
Tiny nitpick and it won't apply to every potential buyer: I like to know how big the garden is. You might also mention if there is anything extra like an outside tap etc.0 -

It's a big deal to comply with the regs. You start off by strengthening the attic floor joists, which means they'll have to be a few cms taller, which cuts down on usable space. Doors need self-closers throughout the house. Ceilings downstairs may need and extra layer of plasterboard. The window on the top floor has to be large enough and close enough to the edge to allow fire brigade access. That's all I can remember right now.No reliance should be placed on the above! There is also this house, 'appointed to the highest of standards' on the same street, which has been flipping from Sold STC, to available, to Sold STC.
It also has 'a converted attic room which the current vendor uses as an additional bedroom' - as well as a cellar. I'm thinking you're going to have to pitch your price to market if you want to sell, given what other sellers are doing in the market, locally and in nearby towns - but who knows, you may luck out with a buyer.
