Rightmove Ad!

Hello

Just wondering if you lovely people would be able to tell me what you think of our rightmove ad? Its only been on a week but no interest as yet (i know its early days :))

Due to a split with my ex, I am desperate to sell and just wanted to make sure the ad was ok from an impartial source!

Thanks in advance :)

    Looks very nice.

Would it be worth stating that it is a short walk to the train station and other public transport in the details? Non-locals may not realise how handy it is for the station and it is a big selling point. You can get to London from Macclesfield in less than two hours.

You've done a lovely job of presenting it for the photos. Ace!

I have no idea about prices in your area. Have you checked what other properties have actually sold for locally? www.nethouseprices.co.uk Here you go: http://www.nethouseprices.com/index.php?con=sold_prices_street_detail&street=JAMES+STREET&locality=MACCLESFIELD&town=MACCLESFIELD&cCode=EW&year=All&house_style=All&house_age=All&search_radius=&outcode=SK11&incode=8BP

It looks like you bought it for £158,500 just 6 months ago, so a buyer might wonder why you think it's gone up £10k in that time, whereas zoopla's guesstimate would suggest yours might be worth £135k (taking next door's value).

Another nice looker, similar in style, in your road's been on at £145k and just sold, so why's yours £25k more? http://www.rightmove.co.uk/property-for-sale/property-27939650.html
  • Thanks for the comments!

Yeah we did pay £158500 in October last year, if only I had known what the man I was buying with was like! We have put the house back on the market at what it was when we viewed it, hoping to get something like what we paid. Although I'm not holding out much hope!

The house over the road is much smaller, but you are right it is a lovely house, with all the same rooms as ours - just not as big but there is a massive price difference like you say :o

I will see if they can put some info on about location, as it is close to the station etc :)

    Thanks again :)
