3k electrics worked needed - selller not budging

    3k is not that much for making the installation safe and uptodate. if done properly it could last many years so not much money at all, i bet you are happy to spend money on a nice bath or tiles or curtains, dont be tight on safety, its worth it in the long run, if you love the house just buy it , once its done you can forget about it for years and years

    I have been a victim (and an almost victim) many times to 'Tradesmen' quoting for work that isn't necessary so was offering a reason to the buyer as to why the seller won't reduce. If the work is as bad as the later posts suggest then I agree the seller should negotiate as there is clearly an issue that will come up again.

    Your last post clearly states the buyer should foot the bill anyway!

    If you want the house badly I would pay the 3k. When I did purchase mine a few months ago. We did not think there was anything wrong with the electrics. I paid an electrician to do an inspection and even the sellers were surprised to find out that the electrics were not safe. I spent about 3k for a rewire and the sellers paid 5k to have 2 chimney breasts sorted out. I wanted the house and was prepared to pay the 3k at least you will know that the electrics are safe. Be prepared for the mess and re-decoration.

    I did a quick scan through of properties in my area... whilst a lot seem to be going SSTC it's because of big price drops.

    a full rewire means messing up every room - probably have to redec whole house and the dust is a nightmare.

    It's a nightmare. You'd be best doing it before you move in -

    I'd stick to your guns - they need to drop the price or do it themselves.

    It's a PITA they don't want and neither should you.

    rewire for 3 bed place cost 1500, Plastering is extra 100-200 but redec quotes at 1200 excluding paper and paint.


    I'd give them a week to drop the price (Heck I'd want it dropped 5k if I've got to suffer the effort of organising it) and then go view other places.

    I'm new to here but just wanted to add that I think alot of this depends on how much you want the house. We are very lucky in that my better half is an electrician but we had exactly the same thing when we bought the house we know have, 6 months ago, in that the electrics were shocking (not quite literally but not far off - there were live wires hanging out of the walls) and the vendor would not budge an inch on the price. It was very frustrating as it had been advertised as rewired!! When we showed him the results of the independent inspection (30 plus, 17 of which were classed as Code 1's which means they required urgent attention) he said what did we expect with a 100 year old house. No logic whatsoever.

    Anyway, I digress - If you end up needing a full rewire £3000 doesn't sound like a bad price for a property of that size but it might be (although the testing you've had done makes it sound like this would be optimistic!!) that a full rewire isn't necessary and it won't be so expensive. And fingers crossed, the prices could fall in your favour over the next few weeks - good luck!!

    if you want a perfect house buy a new build. otherwise it is down to negotiation, but is it urgent...why now...how long have they had this problem....

    If you want the house more than he wants to sell it right now, you're going to have to foot the bill. If he's in no hurry to move the next buyer might not go to the expense of an electrical survey and then he wouldn't have to cover the cost. If its a gamble he's willing to take you'll have to decide if you want the hassle and expense or a different house
