3k electrics worked needed - selller not budging

on our survey we got told told to check the electrics

had an electrical survey done and it need 3k worth of work to bring up to a reasonable standard

spoken to seller about either
1. knocking something of asking price
2. doing the work himself before we exchange
3. giving us an allowance on completion so we can do the work.

the seller says he won't consider any of the options

is there anything we can do other that conceed and do ourselves or walk away and find something else or go into rented

please help as i'm tearing my hair out on this one :(

    In a similar position. EA volunteered electrics was in need of full re-wire. Priced offer accordingly, no go.

    Waiting for them to see the light...

    Neighbouring/similar properties nearby have dropped £10k in the last week, so its no longer such an attractive price irrespective of electrics - may have to go in with a reduced offer...!

    If the seller wont budge then you have a really really easy decision.

    Either do it yourself, or walk away.

    No one is forcing you to buy THIS house.

    £3K is a lot - is it really necessary or is it an unscrupulous tradesman looking for work hence the seller is not budging?

    You will find that all surveys state that you should get the wiring checked as surveyors are not qualified electricians.

    As to what work needs doing, it all depends what state the electrics are in. A house that was wired 20 years ago will never pass the current regs. However, that doesn't mean that it isn't safe. In fact, a house that was wired last year would have passed the regs then but might not now due to changes. The figure of £3000 would be for a complete rewire to bring it upto the current requirements. i would say that unless the wiring is in bad shape, you don't stand a chance of getting the seller to budge.

    Was the survey done by an independent inspection company or was it done by a firm that does electrical work... and just happens to quote you for work that 'needs doing'?

    Most older houses will not meet current or even recent standards by a long way but the electrics will still work fine, so you can hardly expect the seller to want to fork out for work that is not essential. How old is the house?
    For every complex problem there is an answer that is clear, simple and wrong.
  • the quote was done my my hubby's friend who works for the council doing home inspections/certifications for the electric etc and he said the seller had been fiddling around and messing with the electrics himself and it was dangereous

    he said a partial rewire and disconnection quiet a lot of what he had wired up outside

    we are gutted, not sure what to do, we where hoping to exchange first week in May :(

    Simple answer given what you have said about the wiring being dodgy, walk away.

    Seller may be justified. If some of his work is just stripped out, what remains may be OK to the standards which applied at the time of installation. So you are only looking at replacing part of the work. Also, by the nature of his job, your friend may be applying new work standards, which are not appropriate.
