    on a completely different note - though still about ea - we viewed two houses with the same estate agent, in the first property, every time we entered a room, he said 'this is the living room/bedroom1/bed2/bed3/etc... small/quite small/pretty small/can just about fit a small table in it', the other property he was more enthusiastic about as he just stated what room we were in. then we went out to the garden and he said 'this is the garden... quite overlooked.. but some people don't mind that!'

    we did have a good chuckle after but i wouldn't be too happy if he was selling my house!
