So has the builder legally taken possession of your house in px for their new-build yet? Or is this the exchange on 24 April?
I'd say that until they do have full ownership, what happens in your house is your concern.
Standard practice in Scotland is, if an offer is accepted, and the buyers want to return for measurements, Mum & Dad checking the house over, then they're told that once missives are concluded (the contractual committment to buy) they can visit after that, but not before. They can of course visit a number of times prior to making an offer - two or three is reasonable enough.

Twice is hardly excessive - what are you complaining about?!
This it most likely the biggest purchase of this person's life so let them view the property as much as is required to ensure they're happy and comfortable. If they want to turn up 20 times then sure, that might be excessive, but we're talking about two visits here!
For comparison purposes, we viewed our property 3 times before completion - once before we made the offer, again to investigate structural aspects further and finally for a 'measuring up' visit (the vendors were offering to sell some appliances to us and we wanted to inspect them).
I appreciate that this might be an inconvenience to you, but given the amount of money someone's going to spend on your property is it not worth giving them the time to make a decision?
Finally, who is the P/E with? Some homebuilders offer money/bonuses if you show people round as part of the p/e offer (I think Barratts do).0 -

As many as they need to ensure they're comfortable with the purchase and have everything they need from you. They're about to make a massive purchase so cut them some slack!0 -
How many times? As many times as they like, in case they decide not to buy and the developer cancels the part exchange, or tries to renegotiate the price difference.0

No wonder some people don't bother posting on these threads.
I was after a bit of advice from people in the industry or have been through similar, this is the first time I have sold a property, the first time I have part exchanged and only the second time I have bought.
I may be a bit naive when selling a house that just shows my inexperience.Born and bred in Manchester (proud of it)
