A bit of a moan and advice needed please
We are currently in the process of a part exchange due for exchange Friday 23Apr with a view to complete mid June.
The builder has instructed MovewithUs to oversee the sale of our property through dual agents. Two estate agents were instructed to market our property, EA one was on the ball and got all the marketing arranged pretty quickly (for sale board, Rightmove etc.) (shame I had to change the descriptions on most of the rooms)and arranged a viewing within days of marketing the property.
I received a call from EA 1 on Wednesday morning to arrange for me to go in with proof of I.D. presuming that MovewithUs had contacted us to let us know that an offer had been accepted. I tried to make contact with the move advisor dealing with our sale to no avail, l left my mobile number on her voicemail and asking her to call me as I thought she may be trying to contact me. (carp service)
EA 1 told me MovewithUs don't really have to contact us to let us know that our property has been sold. I thought out of courtesy they might let us know, because as far as we are concerned it is still our house until exchange/completion. (Just cheeses me right off when there is no communication)
Anyway, prospective buyer views the house on Monday, makes offer and accepted on Wednesday, EA 2 erects sale sign, Thursday sold sign erected on one side of sale board.
EA 1 rang for purchasers to view again on Saturday to take measurements for furniture etc. They turned up with her Dad (which is fair enough they wanted another opinion) were at our house for about 20mins and took absolutely no measurements. After I have ran around like a headless chicken tidying the house again whilst trying to keep 3 kids entertained.
Is there a reasonable number of times we should be letting them come round (via EA) to do their measuring ? as I don't want them around every week showing other family members and not even taking measurements. EA has told me the sale of our house has nothing to do with us, how far does she want us to take that comment ?

They are buying a house. It's a big deal. Let them come round.0

Id say that 2 viewings are reasonable until exchange and then it is reasonable for the purchaser to be able to come round again to check everything is ok etc.
A lot of purchasers tell the EAs that they want to measure up when really they just want to show mum/dad/aunt/Gran round. Dont worry too much - if they ask to view week after week tell them that they are welcome to come round before exchange but not before.£2 Savers Club #156!
Looking for holiday ideas for 2016. Currently, Isle of Skye in March, Riga in May, Crete in June and Lake District in October. August cruise cancelled, but Baby due September 2016! :j0 -
We viewed our house a few times..
1st viewing, i think we were there around 20 mins, quick look around and chat with owners.
2nd viewing 2 days later, around 30-40 mins - we sat down with owners to discuss price direct with them. We were first viewers and wanted to snap it up before anyone else got through the door.
Put offer in officially the next day, which was accepted.
3rd viewing about a week later with parents. Discussed what fixtures and fitting were being left for us. Didnt take any measurements though.
I think its a balancing act. You dont want to be horrible to them and not let them come round to measure up etc, its a big purchase to make based on a 20 minute viewing, but then you dont want them interupting you all the time. If they ask to visit again i would tell the EA that this is the last time they can visit until completion. You've already had them around twice, give them a third time if you can and then draw the line at that.:jProud mummy to a beautiful baby girl born 22/12/11 :j0 -
Personally I think about 3 times is enough but if they want to come back a few more times try looking on the brightside----if it hadn't been sold you could be getting prospective buyers round everyday.0

Like all of these things, it depends on how much effort you are prepared to make to sell your house. If you tell them that 3 viewings max and they decide to halt the purchase then that's up to them.Happy chappy0

We are part exchanging anyway so we are leaving whether the house is sold or not. I like to think I am a reasonable person and I think about 3 times is enough.

So has the builder legally taken possession of your house in px for their new-build yet? Or is this the exchange on 24 April?
I'd say that until they do have full ownership, what happens in your house is your concern.
Standard practice in Scotland is, if an offer is accepted, and the buyers want to return for measurements, Mum & Dad checking the house over, then they're told that once missives are concluded (the contractual committment to buy) they can visit after that, but not before. They can of course visit a number of times prior to making an offer - two or three is reasonable enough.0 -
