First of all totally impressed with how much progress you have made, especially under such trying circumstances and in such a short time. :j Forgive me for being blunt (tell me to take a long walk if you want) but I think this is a really important comment
I have been really really foolish with money and should never have bought the house. I knew I was going to financially stretch myself but I was too worried as I would have a house to enjoy and was not concerned with not being able to do things. Staying in and watching dvds etc was fine!

From my perspective it is not the house that is the problem here, that is/ was only £700 a month, contains rooms that you can let to make extra money and eventually you will own a very valuable house outright. :T The problem is the brand new car, top of the range phone and clearly quite a lot of good stuff inside the house too. This is costing you a massive £940 a month ... and in a decade will all be practically worthless. :(

As regards the TV ... you can't give him the £3K deposit but you can give him the TV. It's an inanimate object, easily replaced. I'd also give him both of his sofas, again bearing in mind you cannot give him his deposit back. See if he can transfer the TV package contract to his new address for the rest of the contract - he is more likely to do this if he gets the TV! ;) You won't have time to watch with two jobs anyway.

Yes I really didnt think it through, a very valuable life lesson learnt here! The car is 3 years old now so I did actually buy that before there was any thought of buying a house. I actually finish paying for it in November hoorah!

Im going to ring virgin and see if they will reduce my package as I dont think its been a year yet so I cant cancel. I dont the the ex would want to transfer it as he was talking about just having freeview as he wouldnt have the money.

Im going to have an eBay session this weekend and see what things I can sell that I really dont need and it will also help make room for a lodger :)

    Jobs list:

    Reduce credit card interest
    Find lodger
    Get second job
Furnish lodgers room for as little as possible or free!
    Enjoy my house :)

    Hi Lisa,

Looks like your starting to find a way through and i'm glad you're getting much more help here. Get ex's aggreement to pay some of the mortgage in writing if you can. I'd sacrifice the TV, sofa etc if necessary. PC i'd only sacrifice if you have alternatives.

Your right about sacrificing the tv etc they are only things that can be replaced! Ive got a laptop so it doesnt matter if he takes the pc! Hes going to leave me one of the sofas and the footstool so Im happy with that.

You want to avoid buying cheap replacements for things if you can...beg, steal, borrow where possible. Basically you need as much cash as you can now and a time will come eventually when you can buy replacements.

With the lodger room..scour the local paper for cheapy furniture, and free classified ads like Friday Free-Ad etc, join freecycle too.

Found a bed on ebay going for 99p with a matress thats been in a spare room and never used, absolute bargain! Just need to find a wardrobe now.

If you've got junk, stuff you don't need might be worth loading up the car for a boot sale..probably likely to shift more of it quicker than ebay without the hassles of postage, ebay fees etc.

I think I will do a car boot, like you say it will be quicker and easier. Might just put the more valuable items on ebay.

Get out the garden too and plant some veggies which may help reduce your food bill in the summer.

I intend to do this, I love gardening! Weve got a seed exchange going at work too where you trade your unwanted or half used packets of seeds! I might have left it a bit late for some things though.

Anyway keep pestering banks, creditors etc. I'm sure your going to get to that final "enjoy my house" bit eventually as your on the right tracks!

Good luck and keep us posted

    Take care

    Andy

I think I have found a lodger! A friend Ive known a long time too so Im really happy. Had a couple of people interested so even if this doesnt work out Ive got other options!

Feeling a lot more positive about the whole thing now :-)

    Thanks for all the advice!
