When did you get your first viewing

    Our house went on the market nearly 3 weeks ago and has had 13 viewings. Had 6 within a day of it being on the market.

    Have had an offer today and am now hoping it will go smoothly <crosses fingers>

    Just wanted to update you all on our situation.

    We waited from last tuesday/wednesday but we have had word from the estate agent 3 times today, and have 3 viewers tomorrow 12 noon, 1230 and 1pm. Hope they see each other coming and going too!

    We had our valuation mid November and agreed to go on the market on the 5th December. The EA came round and took photos at the end of November and contacted me at 5pm on the 4th December to say that he knew we were only going on the market the following morning and he was very sorry because he had a viewer who wanted to see it the following evening after they finished work. They hadn't managed to print out the details at that stage. The viewers came at 5.45 as I was trying to get 2 very small children out of the flat and we were wondering where to go (our downstairs neighbour came home from work at the same time and told us to come in to hers to keep the littlies warm!).
    We had an offer from them at 8am the following morning. I didn't answer our house phone so they called DH's mobile, he declined the offer and got another call 5 mins later which he declined, 5 mins later he had another offer which he decline and had a discussion with the EA who said he could probably get them to £950 below asking price so DH said go for it.
    DH phoned me at 10am and said we'd sold and what had gone on and I couldn't believe it cause I'd have taken the first offer!
    Ah the joy of working nights when you can't think straight!

    Any agent should have an number of registered buyers who they should be lining up to look at a property once is goes on their books. An agent should be ringing all their potential buyers trying to convince suitable buyers to view. Therefore an agent should be able to give feed back to the seller as to why these potential buyers are no viewing.

    Also people should be using things like property bee to gauge what is happening in their area. If similar properties are coming onto rightmove etc and going under offer quickly then its likely to be a problem with the agent, price etc. If nothing is selling then more likely to be slow market in your area etc.
