Your home is clean and well cared for but doesn't look very sunny and welcoming wihich obviously is partly down to the harsh winter. There is not a speck of green either front or back, there appears no garden as such just two large yards (sorry): I can't imagine children playing or wanting to sit out on a summer's evening. I agree with the others, a downstairs bedroom is not a bedroom it is a dining room/ office/ second reception being used as a bedroom. Also agree that the master bedroom should be the largest room, lofts like yours are perfect for teens.
Secondly I never see the point of more than one photo of the same space - unless it is a showhome - and I have never yet seen a nice photo of a hall, they always look cramped. Also the inside and outside seem to be an overwhelming sea of red and brown tones and overall quite gloomy, I'd take up the red rug in the living area as it is too much next to the heavy sofas and your flooring looks decent underneath. Also consider some brighter, lightly patterned duvet covers. Your bathroom and the blue and white bedroom are a breath of fresh air in comparison!Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0 -
i dont think its about decor really, im sure people over look things they dont like and anyone can see from the pictures that things to change would be decorating not structural changes or installing kitchens and bathrooms.
i think the problem would be that this is really a 2 bed, with a small loft bedroom as extra with extended ground floor
so someone will open the pictures all excited, then realise its not the 4 bed, or even 3 bed that they were looking for.0 -
To me, the words 'established rear garden' sum up mature shrubs, bushes, the odd perennial, perhaps even a tree or two. I never envisaged that it could mean paving or whatever it is in the back:D.
Spinning it as 'maintenance-free' would seem nearer the truth.0 -
Too many phots - about 8 or 10 max. Google street view is landed in the wrong place and a fight to find yours. Virtual tour - like all virtual tours - once the paint has dried, all the excitement has gone. Floorplans good, brochure seems fine.
I've slated the presentation, but understand where I am coming from. The idea of the rightmove presentation is to get viewers, not to sell the place. It is to get someone to say 'Hey this is worth a view' and lift the phone. The presentation on rightmove can- put them right off

Thank you for all your feedback. In reply to some of your questions:
the last house sold in january was 10 doors away, 2 bedrooms, it went for £100,000
the room downstairs was built as a bedroom by the LA for my disabled son.
the pic of the loft bedroom (which we now have a regularisation cert for) makes it look long and thin, but unless you were 10ft, there's no issue with room or head height.
again, the same with the toilet in the bathroom, there is sufficient elbow room
the reason there's no plants/flowers in the front garden is because we finished all the work at the end of last summer, which was too late to plant anything. The back is flagged basically to make it easier to clean up after our two dogs, but it could easily be turfed.
So as a result of all your comments we have reduced the price, removed some of the pics, submitted a new one of the front and asked to change description to a 3 bedroom + study etc. We are going to put some plants in the bed at the front garden and look at the decoration inside.LBM 01/01/11

only 1 bathroom and a downstairs bedroom - it's not a student house... Also bedroom in loft is awkward shape - are you pricing comparable to other 4 bed houses as that could be your mistake.0

Knowing the area i would also ask them to market as close to the local large business in copley...... that alone may get some BTL investors interested.0

Sorry to say this, but it's a bit 'brown' tbh, a couple of bright cushions on those shiny leather sofas, and a cuddly toy or maybe a poster/picture to suggest who might be using the bedrooms, also a nice plant or something bright in the bathroom.
Have a good look at other houses and see what they have done, the accessories don't need to be expensive, they can come from Asda/Tesco/anywhere cheap, but will make the place look more welcoming.
Of course you can always borrow 'props' from friends who have a nice dinner set they don't use, or a kids duvet set to help suggest to people that it's a house that might suit them, but it does need a little 'accent; of colour.;)Member of the first Mortgage Free in 3 challenge, no.19
