Our house has been back on the market for nearly 4 weeks, we've only had one viewing, no feedback received from them :(

We are not desperate to sell, but are at a loss as to why we are not getting more viewers, therefore your feedback and advice would help us decide how to proceed.

    Hi,

    Firstly, the house appears clean, tidy and well presented. :)

    To improve the listing, the EA needs to seperate the 'Key Features', which are listed as 2 bullet points... Each feature needs a seperate bullet point, imo.

    The bedroom 4 at the back is in a bit of an odd place... You have to go through the kitchen, lounge and upstairs to use the bathroom facilities... Not ideal. Maybe list it as study/playroom/bedroom 4 so that it can be seen as a versitile space.

    I will look at the full brocure etc later as I am using my mobile phone and it for some reason won't download.

    How is your property priced in comparason with recent sales?

    You appear to have duplicate photos of the lounge, kitchen etc.

    2 = 6
    3 = 8
    5 = 20

    My immediate thought on the bathroom is that the WC doesn't have the 'elbow room' that an architect or designer would normally build in, and that if I don't stand right under the shower (despite the screen on the window side) the window ledge is going to get very, very wet.

    The house is obviously set into a slope, and the rear elevation photo gains from its high vantage point, but the front photos suffers from a low vantage point. Anything you can do here to raise the camera would help. Stepladders, standing on roof of a car, van etc.....

    Presentation generally excellent, but do you think the tea towel over the oven handle, and the bin, add to or detract from the kitchen photo? I'm on the side of detracting.

    Looks like a nice house and lots of pictures, I'n not keen on all the flowery wallpaper TBH. it's a bit much with all the checks everywhere (tiles,floor,rug).But thats just my personal opinion. it (to me) just feels a bit busy ? Perhaps the steps to the front might be a problem for some? Elderly or those with prams? Could you add some greenery to the back fences with some climbing plants maybe to make it feel more green and gardeny? Other than that has your agent any ideas or have you called them for any feedback?

  • There are a few photos listed twice which Id get rid of for a start as its confusing (and a bit annoying looking at the same thing twice) Id agree with jenny regarding bedroom 4 and market it as a diverse room like a playroom/study/bedroom as its in an awkward position.

    The photos look good, the presentation is lovely as its nice and clean and tidy. Ive never been fussed on 'virtual tours' as they usually bring nothing extra and skew the view of the rooms, but if its not costing you anything extra stick with it.

    The 'full details' give no more info than the Rightmove page so again not worth clicking on.

    Its a lovely looking property though.

    No idea if these are reasons that would put off a buyer, but food for thought

    - the house itself is very neat but very severe. The front garden appears to have no plant life so the overall impression is one of red brick.

    - the lounge in picture 2 looks dark because there is only one small window. Nice fireplace though. Does it work?

    - both the lounge and kitchen are neatly done up, but the colours are quite deep (very Victorian in fact), some patterning is strong and not neutral so if they aren't to people's taste they might consider redecoration.

    - back garden is similar to font, a nice space but no soft planting.

    - pic 11 is just a bit odd.

    - nice big units in pic 13, useful. same in 14, and look at what a difference the white doors, lighter carpet and relatively large window make to the feeling of space compared to the other rooms.

    - pic 15 - they are right, the toilet is sandwiched in! Again, it's neartly done up but very severe.

    So, overall I think the place looks a bit severe and the window space and deep colours aren't doing it any favours in terms of seeming to have space, although in reality it's not too bad at all.

    But there is nothing there that would put me off a viewing. There is a lot someone could do with such a place to make it more homely as it's a fairly blank canvas, and no immediate red flags. I wouldn't be surprised if this was a pricing issue although i haven't checked for comparatives.

  • My first impact of the advert is the pictures - there are too many replicas and even the photos do not seem to do it justice. I think some of the photos need to be removed, new ones taken ( possibly at a slightly better angle and hopefully on a brighter day) and then put on the website in a clear order, so maybe house first or last, then living room, kitchen , bathroom, bedroom, garden.....just so it gives a clear and impacting statement to future buyers. Hopefully you will have better luck soon, it seems a nice house. Good luck! (ps. hope this doesnt sound too harsh :o)

    Last sold price available for Pye's Nest Gardens was £77,000 in April 09 for a 2-bed end-terrace.

    Does anyone in the area have the money to pay £43k just for two extra bedrooms and a bit of decoration ?

    West Yorkshire has not had the bounce that the rest of the country has 'enjoyed'.

    And that's without discounting the so-called Master bedroom, which is about as useful as a chocolate kettle. Midgets only need apply.

    A study or playroom perhaps. Not a Master bedroom.

    Take the peak terrace price of £122k and adjust -17% for the crash = £101k...

    What did you pay and when ? (or just the house number, we can find the stats if recent)

    It appears you are overpriced, which is fine if you are not desperate to sell. Trouble is you might chase prices down if you don't start quick enough.

    I don't see anything inherently wrong with your home - aside from any minor personal differences in decor (but quite honestly this shouldn't deter people). One thing that occurred - is there parking nearby?

    However I think the market is just flat in general and this particulary applies to less urban areas such as yorkshire. My partners mothers home near Harrogate (which is an affluent section of the region) has been sat on the market for 1 year now with no proceedable offers. The agents up there (sorry I am down south!) informed me that the market has been very slow even in the recent spring turn (they state people aren't looking until they sell their own). Meanwhile there are seemingly millions of buyers down south but offers are not always forthcoming anyway. I would rather a select amount of viewers with serious intentions than lots of viewings with no outcome.

    Just a personal point if I was to move to the north (and believe me I would if my partner would agree) I would buy a detached home though. I know houses are priced accordindly however a quick search on rightmove for houses under 120k in Halifax revealed an amazing choice of 551 properties! The competition seems quite huge for a town in Yorkshire and there are end of terraces and semi's out there competing. However for all I know you may be in a prime position in the town - if so ask for this to be made clear so you top the competition and attract people in. Basically what makes your home better than the rest?

    Agree with others that all the hard landscaping makes the outside space seem very unfriendly. May have cost a fortune to do but would put off people who want a garden, as most families would.

    It appears to be a much-extended 2 bedroom terrace? Is it ex-local authority?

    May be better to market it as 3/4 bedroom with more social space downstairs as it does not have the social space needed to support 4 bedrooms.

    Apply some magnolia paint on the flowery wall paper.

    Marketing it as a 4 bed is misleading, the GF bed is really a study or small dining room, the top floor bed has non existent headroom so most of floor area cannot be used. Calling it a "master bedroom" is a bit of a joke.

    Agree with all previous posters' comments re decor, hard landscaping, photos, price. In fact the photos aren't that brilliant, the one of the front of the property is confusing. The virtual tour is a waste of time, makes all the walls look as if they're curved rather than straight.

    The house does look clean and tidy though.

    RAS, it is an inner terrace, not an end.
