Selling house : 30 viewing's in 3.5 months & no offers

    I think that when sometimes places are over priced people look as they think that there must be something special about the property......

    Then when they find that there is not lose interest.

    Chancers? Don't know as I would always be one to put in a cheeky offer, but maybe not many people will ......?

    You say you're doing most, if not all, of the viewings. Tell us about how you conduct the viewings, maybe?

    What kind of feedback are you getting at the viewings? You must have done enough to gain some general trends by now.

    Do you or your agent chase the viewers for feedback a few days after the viewings? If not, why not?


    Many thanks for looking, to start off with I always rung up, went into the estate agent to ask about mr jones, mrs smith etc, for which they said they called them to ask what they think. When we started to ask alot more they for one week and one week only was calling us to give us feedback, a week after this it was back to me calling again.

    With the viewings, nobody knows this house better than me, so i was (stupidly) happy to do the viewings. I pointed out all of our good points and selling points, I have at the latter stages offered our white goods apon a good offer as we are going to replace them anyway, as far as I am aware I dont appear to be doing anything wrong ?

    So after my mort broker gave me a telling off about doing the estate agents job for them,we then started to "not be around" to do viewings, so they did them instead. On a day of a mixup we were here when they did a viewing and no joke my other half was spitting fire afterwoods, the EA or apprentice did not mention our strong selling points at all. My other half with a cooler head went to the estate agents to speak to them civially, and get THIS, they sat her down and started talking to her.....about another property !!

    Yes they were talking to her about somebody elses property thinkin they were the owner of "number 41" which she wasnt, from this point we have lost all confidnece in this lot.

    Hello there, stamp duty is NA on the price, we have just started to get feedback, some too small's, storage heaters are the number 1 feedback, no "it's too much" have come back to us

    But people would be accepting of those points if it were cheaper - it's like saying I don't like car xyz as it doesn't have alloy wheels or a cd player, but if someone knocks off £500 they'd be interested.

    If people are being turned off because of negatives the price has to reflect that so they go - it hasn't got xyz but it is cheaper... Or it's within our budget - maybe the folks that would accept the 'features' are being put off by the price?

    Prices in Hertfordshire tend to be pretty high, I have noticed. We are hoping to move there but probably will have to go to Bedfordshire as we can't afford anything similar to what we are in here in Surrey in Herts.

    Fair comment this,but I would then put in an offer to reflect the negatives and more ?

    OK, so our 16 weeks are nearly up, if you had an EA with around 30 viewings no offers, would you change the agent or stick with ?

    I'd speak to the agent and ask them what they thought the problem was.

    Maybe they send EVERYONE round to your house knowing it's not right for them - as they think it makes them look effective....

    How much would it be to install central heating? Have you priced this up?

    One option could be that you could say if the agent gets a knockback due to storage heaters the call could go like this

    Agent- What did you think of the property?

    Viewer I liked it but I just cant have storage heaters and I wouldnt be able to afford/ wouldnt want the work/ of installing other heating

    Agent: I think my client might be open to a reduction in price, maybe meeting you halfway on the price of installing the central heatings? Your offer could reflect that?

    Viewer- really could you find out for me ?

    Etc.

    If the storage heaters are the no1 reason- I have to say, they are a good reason imo, then you need to find away of reducing that.

    I would consider an agent change. 30 viewings over this period is very good. You need feedback from these viewings to weigh ip what the issues were and why they didn't make an offer and a good agent will have found these out. its not just about pushing people through the door unless it is a gem and will sell itself. Are there any other properties within 10 miles that are like for like and as good an area to compare against? You mentioned a 15ft rear garden, this could be the stumbling block...if you had the feedback you would know....and you can't change that, just patience or a very good sale price....good luck
