Selling house : 30 viewing's in 3.5 months & no offers

Hello there,
We have had our house on the market for 3.5 months and we are yet to have an offer, which in this climte im sure we can expect, but after 30 viewing's ? not too sure what we are doing wrong or just bad bad luck.
Our house was valued by 2 estate agents, one was higher than the other, so hence we went with the one that valued it higher.
In the 1st month we had a 2nd viewing from somebody who was really interested in our house, but her circumstances changed, about 2 weeks later we another 2nd viewing from somebody with the notion to put an offer in, but went for something else. We lost out on the house we were tracking as well in this interrim.
We have dropped the price and it seemed to make no differnce.
Is the house overpriced ? , if it is then why so many veiwings or no "silly" offers, and we are scared that dropping the price again will have 0 effect.
We do not get much feedback from the agent, in fact I normally had to ring up and get whats what etc & myself did most of the viewings not the agent.
Looking for an expert to maybe see through something we cannot see.

Maybe share a few more details about the house (bedrooms, area and price details, might help to determine the issue.
However would share our experience - an EA phoned us to tell us about a house we would be interested in, they called it our dream house and strongly recommended a viewing. We went ahead although it seemed really expensive. The viewing confirmed that it was really, really overpriced..My husband liked it but it was so overpriced we wouldn't even consider a cheeky offer as our thoughts were that the vendors must not appreciate the over pricing. A while ago we were talking to another EA who mentioned this house, seems they have had 35 viewings and no offer and the vendors were asking other EAs for advice. The issue is clearly the price but the vendor seems to have an expectation about the sale price from the orginial valuation which was done by the EA who was desparate to get the instruction.
Could this be the same for you - An EA keen to get the instruction has over valued?0 -

30 viewings is a lot to have had no offers. Maybe people just don't like the house (all 30 is unlikely)
Does the EA ask them for feedback?
Is it about stamp duty limit?0 -
I've heard it suggested that loads of viewings but no offers suggests that the price seems OK to the viewer/buyer, but something puts them off once they've seen the house itself.
I'll take a look at your Rightmove listing, if you want to PM me the link - but I'll warn you, I don't hold back.....
You say you're doing most, if not all, of the viewings. Tell us about how you conduct the viewings, maybe?
What kind of feedback are you getting at the viewings? You must have done enough to gain some general trends by now.
Do you or your agent chase the viewers for feedback a few days after the viewings? If not, why not?0 -
Without a link, hard to guess.
However, I suspect either that the price is so high that people won't make an offer, or the estate agents have failed to mention something fairly fundamental to potential buyers. hello, many thanks for the reply, id say the latter is the case.
Looks as though he may of overvalued to get an extra house on the books, but to me if I saw a house at 200k and only had 180K i would not give a **** what anyone thought if I offered 180K, in fact I did offer 25K lower on a cottage 6 montsh ago and the 2nd attempt was accepted.
House details are
2 double bedroomed end of terrace Hertfordshire, dead end road
15FT rear garden with side access gate.
Front drive with additional parking space we are probabally one of the only eot with this feature in our town.
All modernised, with lam floors, new kitchen,bathroom, windows are black woodgrain upvc with diamond lead

I think it is a very nice looking house, but I must admit i do think the house is quite high for a 2 bed........
I have mine on the market for £220000 and it is a 4 bed, in a nice area.....
but then that doesn't explain the large number of viewings?!

Hello there, stamp duty is NA on the price, we have just started to get feedback, some too small's, storage heaters are the number 1 feedback, no "it's too much" have come back to us0 -

Many thanks for the advice, if it is is overpriced It cannot be miles out, so could it be that all but 2 of these viewers are not in a position to offer, still does not explain why no Chancers have offered.0
