Our offer was accepted 7 weeks ago. FTB's, no chain on either side. We're hoping to exchange next week although I'm sceptical. We'll have 4 weeks in between exchange and completion so I'll be happy if we complete in the first half of May. That would be 3 months from the offer.0

We reserved our property in Jan and exchanged contracts mid march so 10 weeks, buying a new build though so have to wait until end of april to complete but otherwise it would have been 10 weeks xx0

My sale took over 4 months from offer to exchange- no chains either side and no problems with survey or anything our end. Our vendor basically got cold feet and tried to stall as much as possible, couldn't find anything to rent, disapeared for a month etc. Eventually we exchanged after we found an alternative house so gave them 48 hours to get sorted. Complete nightmare and on paper should have taken about 6 weeks...0

Just over two weeks here, no chain, no mortgage, efficent soliceters, would have been quicker but vendor living in Asia and had to fed ex documents.Pawpurrs x0

I have found it really depends on the efficiency of both solicitors - we've completed twice on the same property (buying and selling) and the 1st took 8 and a bit weeks (useless solicitor) and the 2nd just under 4 weeks.
Both chain free purchases.
So generally getting 2 good solicitors is the key to a quick completion (all things being equal!)The above facts belong to everybody; the opinions belong to me; the distinction is yours to draw...0 -
I did have a few hiccups along the way when I bought last year.
Mid May - Offer accepted on property with no onward chain.
Late June - Seller pulls out.
First week of July - Offer accepted on another property but this time there will be an onward chain.
Early August - Chain closed. Three properties in total.
First week of September - Top of chain pulls out of their purchase.
One week later - Closed chain again. Buyers at the top find another property with no further onward chain.
Early October - Exchange.
Late October - Complete.0 -
Hello, long time reader, first time poster.
We're FTBs in a similar situation. Viewed a place 27th March, had an offer accepted on the 29th. Very excited to be moving.
We've gone through a broker (London & Country) for our mortgage. They've got us a mortgage from Platform (part of the Co-op I think) which they applied for on Wednesday.
How long does it generally take for a mortgage to be approved? We've got a 25% deposit so it shouldn't be too risky for them.

When you say approved, I gather you have an agreement in principle with Platform?
They then have to run a formal application and see your earnings. They then have to do the survey to make sure its viable.
My survey is on Wednesday of this week so I hope its not long after that we get a proper approval. The building is quite run down, so in my case I hope it all goes through ok.0 -
We accepted an offer 7 weeks ago. Both sides have signed the contracts and are ready to go so for once there are no legal isses but the delay for us is the buyers mortgage. He changed his morgage lender a couple of weeks in and has gone with First Direct. They are very very slow or something else is up.0
