    The BTL I part own is showing great yields at the moment but interest rates are not going to stay at the rates they are for longer than a year or so. Also I doubt your investment is up 15% on the year. I suspect the reality is more like 5%. No difference to the person who say prices have fallen 35% from peak in their area. Your capital investment is not worth anything until you sell it.

    Also I suspect we will soon see a big rise in CGT for BTL Landlords plus taxes for those who's properties remain empty for any length of time etc. The next government need to get money from anywhere it can and BTL landlords will be seen as an easy target.

    If the crash had been allowed to run its proper course, without government intervention, STR may have been a good move.
    But, as McTittish says, timing would still be critical.

    Personally, unless I was relocating to another part of the country, I would never consider it.

    I still watch HPC with great interest. It's far removed from the days when newsworthy things were actually happening. Over the last year everyone has slowly forgotten about it and got on with their lives.

    All that's left are the real hardcore tin foil hat wearers touting a 'home buyers strike' making little youtube videos and wishing really hard that the world would crumble about their ears (Watch investors flee the UK - Awesome!).

    Still, it's a giggle to read people getting really raving mad about the FTSE increasing and 'guaranteeing' each other that the crash is just around the corner (honest, just wait until... [spring/summer/autumn/winter/after the holidays])

    Detroit sounds like just the place for them. Absolutely batshіt insane, all of them.

    Although I'm not a bear or a bull, I have to agree with this post!

    Back in the days HPC was a good and interesting read. There were lots of comparisons of new builds, how much they were going for, how much there were worth when the crash happened, links to articles about the HPIers, those that got greedy/screwed etc. etc.

    Now most sane people have left, it's full of new world order fruit baskets, people who I have to believe are mentally unstable, plus there is a real right wing/racist/misogynist feel to the place right now.

    I think the moderation has a lot to do with it. At some point last year, virtually all the bulls had their status and avatar changed to "troll" overnight plus, as we know, some were banned. There were just as many fruitcake bears as there were bulls, but nothing happened to them, so the place just turned into a competition of "who can make the most absurd claims without any evidence".

    Sad really - it was a good site at one time...
