If you are a FTB are you one that:
1. ignores the fact that there might be a chain of people who are all emotionally involved and have their own timescales and wishes - but in fact you think you are the most important
2. leaves your survey until the last minute showing yourself up as really wet behind the ears
3. chooses a really cheap conveyancer for the biggest finanicial deal you have ever embarked on
4. chooses a really cheap conveyancer, you know the one that fails to tell you about the covenants in the deeds you are buying so that you actually do park your white/business van on the estate annoying the hell out of your neighbours, who have respected the covenant - thus again making you look like someone who used a cheap lawyer and now a prat
5. doesn't even think to have a survey and late on gets reminded how daft you are if you do not (for a property over say 3 years as even NHBC properties can get problems very early on)
6. has a survey done and fails to realise that every house has something wrong, call it a project you can attend to over time, and yet you think the seller needs to repair their own house before they move out or even to give you an automatic price reduction/allowance
7. gets nervous at the last minute and pulls out
8. forgets to instigate your mortgage early enough and so holds the chain up
9. who is in rented and god forbid you will pay any rent at the same time as your mortgage payments - and so potentially risk losing your cherished bricks and mortar you desire (as some sellers do throw their toys out of the pram and hate delay making FTBs and will just resell)
10. did I say...forgets you are part of a chain where your timescale is just one of many, all to be respected and accomodated
If you are, please stay in rented until you take on board the above.

Don't you just hate sellers that think they can sell a home for 3 times what they paid for it in 1999?0

timmyt - I don't understand why you are posting all this? Do you expect FTB's to go "ME ME ME" to your questions? So you are just stating that they annoy you so basically F off until they think the way you do.
As a FTB your post annoys me. I am buying off someone (who claims they aren't in a chain) and their solicitor is holding up everything (by doing !!!!!! all) and this means we will end up paying another months rent at the same time as our mortgage payment. So do you think this is fair?
Oh and btw, points 3 & 4 are what this forum is about. Getting the cheapest quote. I am 100% certain that if a FTB knew that the solicitors they chose would slow the process of them getting into their lovely new property, they wouldn't have gone with them. Everyone wants to save money, but get equally good service, that's why we come on here!0 -
I'm a first time buyer and in answer to your questions;
1. ignores the fact that there might be a chain of people who are all emotionally involved and have their own timescales and wishes - but in fact you think you are the most important
Yes. My wishes are equally as important as yours. You obviously don't care about the FTB so why should they care about you? Ever heard of give and take?
2. No
3. chooses a really cheap conveyancer for the biggest finanicial deal you have ever embarked on
Yes. I'm a FTB. I don't have money coming out of my ears or from the money tree in the garden so price is a very important consideration when picking a conveyancer.
4. No
5. doesn't even think to have a survey and late on gets reminded how daft you are if you do not (for a property over say 3 years as even NHBC properties can get problems very early on)
Is this not the same as question 2?
6. has a survey done and fails to realise that every house has something wrong, call it a project you can attend to over time, and yet you think the seller needs to repair their own house before they move out or even to give you an automatic price reduction/allowance
If it costs money to repair it's reasonable to ask for a reduction in the price for the value to repair it provided it is something important.
7. No.
8. No.
9. who is in rented and god forbid you will pay any rent at the same time as your mortgage payments - and so potentially risk losing your cherished bricks and mortar you desire (as some sellers do throw their toys out of the pram and hate delay making FTBs and will just resell)
Yes. Why should I pay rent and a mortgage at the same time? Some effort could be made to try and appease the purchasers and not just what you want. As in question one. It is give and take.

I think first time buyers need to be a bit more cautious, its there first biggest purchase they are ever going to make and they need to make sure its right, especially with all the snakes out theyre, and thats just the estate agents ......0

A lot of those are not first time buyer specific.
There are people mid chain or top of the chain who think everyone else should revolve around their timescales and jump when they say so (happened with my purchase last year).
It isn't just first time buyers that go for carp solicitors (happened with my purchase last year).
It isn't just first time buyers that break covenants (happened with my purchase last year).
It isn't just first time buyers that throw their toys out of the pram when what they want doesn't suit the rest of the chain (happened in my purchase last year).0 -
My experience is the first time buyers were great and very patient. As the person in the middle I spent several months trying to keep all parties happy and sort out problems.
It was the greedy idiot at the top of the chain who very nearly brought the whole thing crashing down by, not signing and returning vital documents, deciding at the last minute they wanted to buy instead of rent, not answering the phone to their own EA, keep delaying the exchange and completion dates because it hadn't occurred to them they would need to find somewhere to live several months after accepting an offer, not leaving behind the things she had promised and taken money for, not meeting her own lawyers at pre-agreed appopintments.Been away for a while.0
