    Describe your house/location in vague-ish terms (eg within 3 miles of your location, walking distance to shops/train etc) - ie describe your property, and probably another twenty on their books, and see if yours is suggested as a possible for viewing. Our EA had the distinction of failing my mystery shopper when I asked for a 4 bedroomed house in our village (population 400) - said he hadn't got anything. Boy, did I enjoy telling him afterwards - bucked his ideas up no end. In fact we began to feel intimidated by the sheer volume of viewers...

    will try that tomorrow and see if it works. one thing that i found concerning is that not alot of property on ea website is saleagreed/sold where other local estate agent seem to have high turn over?? hence selling two houses in my area around same money just last week :(

    Not being able to find your house at all on a web search is going to have quite an impact on the number of viewings you get! How did those three viewers find it? For sale board? Newspaper? Window?

    If your house is genuinely better than those under offer then it isn't being marketed properly - whether that is the web search or bad photos...

    You are 2 months into a 3 month period. Do you have to give any advanced notice to EA to end his contract at the end of 3 months? Just a thought.

    Just to clarify, is this

    [a] a search within the EA's own website
    a search within a portal such as Rightmove
    [c] a search from a search engine such as google or yahoo

    thanks all it was on ea own site it wasnt shown when u put in search for house min from £110,000 to £130,000 also not coming up on google search either. house being sold in ni.

    yes garyst we are 2mths into 3 mth period. dont think we hve to give advance notice.

    Hi,

    Just wondered did you get a number of valuations before selecting this EA? Why did you choose this EA?
    Have you compared the description of your house to others that have sold. i.e is it saying - largest style house, signifcant plot (describing size).
