Estate Agent query/problem??

hi all would really appreciate advice. my house has been for sale since end of jan and we have had 3 viewings?? other houses in the same area have been sold {have been on the market less than mine} for around the same price i am looking to sell mine for. i am just worried as we have olny had the three views and ea doesnt seem to be to concerned about this? any ideas?

    no my house is actually bigger with bigger garden/land to the back of house? its a corner semi detached house with no houses behind it the others have. forgot to mention the others where sold bt different estate agent

    Can you provide a R/Move link so we can give you some constructive feedback? We can them compare it against the ones that have sold to see whether it's an issue with your EA or an issue with your property.
    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    I know from personal experience that potential buyers are able to be very picky at the moment.

    Lots of properties either with major issues, or what might appear relatively minor issues, or overpriced, or all 3. But there is always another property, similar/better/more competitively priced to catch the buyers attention.

    Because of the glut, to get noticed your house needs to be pristine and attractively priced. Are the pictures perfect? Is the house tidy, are the rooms obvious, is there a floor plan to make the layout clear? etc etc

    If you use Property Bee with Firefox, you can see the price drops being applied to Rightmove entries. Its really spooky, when something that has your interest, suddenly lops £20k off, after only being on the market a month.

    The very fact that other houses are selling, could be that the limited number of proceedable buyers out there has been temporarily exhausted.

    You need to catch the eye of a hawk-eyed buyer.

    my house is clean,tidy, pictures on site appear to be "squashed". one viewer advised {ea stated} she would like to come back for 2nd viewing but nothing as yet. i have asked op opinions on my house and they see no issues with it and state that it is actually better property than ones that have sold. we are selling at the same price as others?

    Whose opinion (op?) EA? They don't see what buyer's see.

    other people that have not been in my house or other houses that sold. the ea would only advise me of how viewing went if i ring him to ask him a question? i just think that 3 views in not enough and dont know if the ea is doing what he is paid to do?

    Is your EA actively marketing YOUR house? Unfortunately, we've found the only way to achieve this is to make yourself remembered - ring them regularly to check on progress, ask them what they/you can do to market your property better, keep a high profile with them so that they remember your house first when someone calls asking for something similar. But firstly, do a 'mystery shopper' on them - if they fail dismally (which our agent did), tell them what you asked for and how they failed to deliver. Polite but persistently assertive is the name of the game

    When the staff at our EA were told our house had been sold, they cheered with relief, LOL.

    lol rang ea last week as we realised that house was not coming up on site when search was put in. think doing mystery shopper would be a good idea might try that tomorrow. what questions should i be asking? if i wasnt tied into contract i would be away to another ea which i will be doing afetr 3mths contract up?
