please forgive me playing the devil's advocate for a moment, but what is Mr Rutherford doing wrong? He provides a service at a particular price that just happens to be available more cheaply elsewhere. Provided he does provide that service, why would anybody interfere?
The original poster on this thread said that he did not receive what he paid for, so I can see why he was cross, but if you get what you paid for…?No reliance should be placed on the above! Absolutely none, do you hear?0 -

I have no objection to him sourcing the information from the Land Registry and then adding his mark-up. That's called business. But when he takes our money and doesn't deliver nor respond, that's called fraud.
I'm on his case. I have now tracked down his mother and will try to contact the little swindler through her.0 -
Just look at the blank contacts page, that should send alarm bells ringing.
If everyone was to post these words in various orders we could alert other people by this thread being above it in a google search.

Before you get too het up, bear in mind that some properties are not registered. So, go on the genuine land reg site and check that the one you asked about is actually on there. If it is not registered, then he may just about have fulfilled his side of the contract, ie he's supplied with what is there, ie nothing.
I am not saying that I applaud his behaviour, but it's reasonable for there to be a possibly-reduced charge for a GENUINE nil result.No reliance should be placed on the above! Absolutely none, do you hear?0 -
I agree with all the other victims of this perpetrator. I myself was also a victim of his fraudulent practice. I ordered and paid for some documents online from his website, requested they be emailed to me and I have not received anything to date. I contacted him by email several times since then to complain with no reply.
A message to the owner of that website:
You are committing a criminal act and WILL BE FOUND OUT.
I have already reported you to the banks concerned and to the Trading Standards office and they are both now INVESTIGATING YOU. You ought to be ashamed of yourself fradulently offering those services on your website which you have no intention of delivering.
Go out and get a bona fide proper job to support yourself and stop ripping innocent people off. You are creating bad karma for yourself.
Those few what I believe are pseudo "positive entries" about that company I think are all complete hogwash added in here on this forum by the owner of that website himself. Potential buyers, take note.0 -
Alternatively use the proper government website that allows Land Registry to be searched and documents obtained (£4 for Title Register or Plan).
These other companies that charge more are only charging you a premium for them to be performing these searches (much in the same way that conveyancors would); Similar to the recent EHIC case where people incorrectly used the 3rd party site to get what could be ordered elsewhere for free..0 -

As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.0 -
Firstly, apologies for such a delayed post
Secondly, and as many are now aware, title information can be obtained directly from Land Registry using our online/postal services
The same information can also be obtained via a number of websites/companies.
Land Registry is not in a position to challenge what is in effect a 'commercial activity' like many others. A product is bought at one price and sold on at a premium.
However we are able to take action where we have concerns about websites or companies which erroneously suggest that they have our endorsement or give rise to confusion because their website is similar to ours or uses our branding etc.
There is though little we can do re domain names already created as these are available in an open market and it could be argued that it would be difficult for such companies or websites to establish a market without using terms such as title deeds or land registration. This is something that we continue to monitor though as the digital world develops.
So that leaves us with the issue of legitimacy of such companies and their services and whether they are fraudulent or 'scammers'.
In the first instance it seems quite clear that the copy documents they do supply are obtained from Land Registry. The same information is available to all our customers.
Whilst we do receive enquiries from their customers querying non-receipt or non-response to calls/emails these are relatively small in number. In other cases customers presumably get what they requested, albeit at a higher price than perhaps could have been paid - if this was not happening at all then I doubt very much if these companies would still exist and/or be paying for the advertised slots on search engines.
As Stu75 suggests such companies can often attach the premium for the actual act of searching and often their online Terms and Conditions will refer to this.
It is the same T&Cs and About Us pages which often include statements making it clear that they are not Land Registry and/or not endorsed by Land Registry - the 'small print' is always important from a legal perspective.
Clearly there are a number of people who are not happy with the service offered by these companies/websites but that is unfortunately not something Land Registry can take action on.

This is like calling someone who buys a can of coke at a wholesaler for 20p and then sells it on for 70p a scammer... oh wait, that’s every shop in the land.

Which in are no way small print and are VERY clearly written in plain English, which is a refreshing change.
I, just like everyone else, am against scamming, but this is a service, it might be expensive, but it’s all clearly state upfront what they do, how they do it, and what you can expect, and how much they will charge for it. Ignorance is not an excuse.
(haha, reading that it reads like I work for them, but I don’t, and wouldn’t recommend anyone uses them, not because it’s a “scam” but because you can do it much cheaper yourself, direct at LR.)0 -
