saying to a halifax advisor I'm thinking of letting - to be told that you cant do that on your current product, here have this new more expensive product which means your worse off, e.g which was actually less suitable' surely warrents a misselling investigation?
I didnt threaten libel action btw i asked the op who'd posted something untrue (and feel free to read the post he linked to, it hardly backs up his claims) if he's heard of libel.
You don't know that's the way the conversation went at all, and you don't even know that the Halifax provided advice on which product to pick. I doubt that they did and probably made that clear in the conversation.

Just like HMRC said you didn't need to evidence unearned income because you both earn under 2.5k per month..........:rotfl::rotfl:0 -

why would she have changed mortgage and pay a fee of 1000 pound and a higher monthly payment for no reason at all, she was told she would get it, whether the bank say they never said that but who would pay 1000 pound for a. Oh if you want consent to let we will definately not let you have it if your on the low svr rate you are on now, but if you go on are 3 year fixed rate with 1000 pound fee we may give you consent to let?????
Knowing she could never get consent to let from them has she has not got enough equity and never did at the time the sold her the mortgage.

you need to learn how to quote i have all the evidence of my rental income and exspenses, however if you earn less than 2500 pound you dont have to do a self assessment.:rotfl::rotfl::T0 -

How do you know it was 'for no reason at all'? Plenty of people have taken fixed rates when their deal has come to an end - have they all been missold? I think you're getting carried away with your scenario over what has happened.0 -

She went into the bank and she told them about her situation about renting, they said she needed to come off the svr to get consent to let.
They knew how much equity she had in her house so why did they continue selling her a new product when it would have made no difference at all and she would never have got consent to let beccause she never had enough equity?
My situation was when i took the mortgage out i made it clear i would rent out in the future, they said it would be no problem, but when i came to do it they said no because you have had it less than 12 months and the terms have now changed i could not do it.
Now i argued this and told them i wouldnt have gone with them if they would have told me this when i took out the mortgage, i made a complaint and threatened them with the financial ombudsman, th i got compensation and they honoured what they told me they would let me do when i took out the mortgage.
the lady even said the reason she went onto the fixed deal was because she was told she would get consent to let on it, financially she was worse of by going on the new deal,

Under svr rates it could not have gone to underwriting for consideration...therefore to meet criteria she had to be moved onto a product....no guarantee u/w's would agree...you can't claim mis-selling just because you disagree with Halifax's process's & criteria........0
