Duplex Renovation Questions - Into 2 flats

    we could probs rent as 1 duplex for £900/month.... As 2 x 2bed flats we'd get around £1250
    The mortgage at mo is a very manageable £550 and if i knew it would stay at that would have no problems whatsoever. The interest rates saved us a few months ago as we were paying £1200/month and if it were to return, or even surpass that figure i wouldn't want the worry of trying to keep up

    Maybe it's just me but I thought the property appeared fairly well presented, but it could certainly do with being better described and photographed. An obvious question is whether there is any outside space at all.

    Is there a demand for flat-share in the area, and if so could you get a HMO licence and market it as a buy-to-let.

    well you said earlier somewhere that you wouldnt pay 10k for a kitchen you would get one for 2k, i think thats what she means and although i wouldnt go for a 10k kitchen, i think 2k is stretching it a bit, probably aim for about 5k once you add everything up

    as a guide only... as i'd need to do a lot more measuring..... the living room alone for 1st floor flat is 6m x 4m with high ceiling. If we make what is now the dining room (adjacent to LR) the kitchen and have one big open plan kitchen/diner/living room it would be 6m x 6m. Very similar for 2nd floor.
    All bedrooms would be full doubles with plenty of space.

    I really need to get a proper floor plan

    You are getting help and advice, but you appear to want someone to agree your figures stack up when they don't. Why do you think I am bothering to reply? Because I don't want you and your wife to go bankrupt. :(

    You will need to pay for a new electricity and water meter, gas too if you have it.

    Before splitting the flat in 2 i'd give it one last push to sell it but do the following first:
    1) New Estate Agent
    2) Lick of paint, some people cant see past gearish colour scheme's go for some good old cream and maybe white in the bathroom. Bland but also a blank canvas for buyers.
    3) Most important of all get a floorplan done.
    4) Is it a nice area worth shouting about? If so, get Google 'Street View' added to your listing.
    Once you've done the above give it 4 months or so. In the meantime you can still be working on your back up plan of quotes, costings etc. to get it split.

    ive just noticed that FF is from yorkshire, thats why she's telling it like it is, im a softy southerner so ive given up telling you its no good and am now slightly colluding in your fantasy by asking you questions about your plans!!!

    Then you have the potential for the WOW factor and the potential for a higher price if you put in quality fixtures and fittings. :j But that flat looks the same size as what you are selling at present, yet you are saying you have twice the space!! That is how bad your current estate agent particulars are, are you getting viewers through the door?
