    Apparantly..... and i've not appointed 1 yet so don't know the exact figures...... the architect will do the design and spec and ensure planning permission is gained and advise the builder what building regs needed and ensure they are adhered to. The builder i've spoken to says this can be done for around £1k but again, this needs confirming

    ok, i see you now put vat on, so you're entire builders cost including fittings and stuff is 55k

    oh, you keep changing it, from what i can see now, you're at a loss even on your own figures, you've got 330k out and 330k in, but you didnt put in the selling cost, legals, cost of lease or architects cost (plus hospitalisation, medication etc for nervous breakdown)

    Where did i say i had a £2k budget?
    When i said 'as good a finish' i meant generally and aesthetically. Not that i would 100% fit the finest granite worksurfaces and tiles.

    haha :) no, the added costs are included in the £330k and that's based on worst case costs of building..... TBH if the quote was anywhere near £55k i probably wouldn't go ahead.... or would at least have a very long think about it.

    Hospitilization hopefully wouldn't be an issue as i'd be too worried about the work i need to do on the other house after it's been rented out for the last 7 years :D /big sighs

    if your OH lived with you and rented out each room individually,, how much in rent would she get and how much are the monthly payments for the mortgage

    That ^^^^ rightmove flat is probably fairly close to the size of our expected.
    The plumbing is mostly in upstairs and down.
    There's 2 stud walls to put up and 2 to remove for each flat.
    Soundproofing
    Firedoors
    Kitchen suite to fit only
    Worktops, tiling, flooring to do
    Bathroom suites x 2 to supply and fit
    2 x ensuite wetrooms to supply and fit.
    Bit of plastering
    Bits of lighting
    Some walls to paint.

    Bish-bash-bosh! :D

    presumably for the soundproofing you will need to take up all the flooring though, is it floorboards or have you laid stuff over the floorboards, i dont know enough about it to be honest.

    i cant see you getting an ensuite wetroom out of your budget, i would scrap that

    you say the kitchen is to be reused, you said that the spec and finish will be high end, what age is it and what design at the moment?

    can you give the current room sizes as they are? its not even on the rightmove link for your flat
