Actually it's probably a lot more than 4 buyers to every seller.
You only register with the EA once, not every month. If the average EA has 55 houses and sells 6/7 per month, then they probably have 6/7 new instructions each month too.
In say 3 months they only have on avarage 18/21 new properties to sell but 750 people registering.

In my village a house sold for asking 5 weeks ago. It had been on the market for 9 weeks and had already attracted 2 offers of 7% under in the first weekend.

TBF there were more people registering in January (291), but it was a longer month.
IMO the main point of the article is that sales were up 20% on January ~ despite the weather.
All things being equal approval figures should therefore be higher too, and we know what that means.If I don't reply to your post,

Article does not make sense if you do the workings out. I suspect it is 250+ registered at any one time. If lets say there are 300K properties for sale at any one time, Then the article is suggesting that there are roughly 1-2m new couples registering a month. Which would mean half the population within a year0 -
