I'm not doing it again either. I tried it once but got my head stuck.

As for the mortgage, it sounds like you are with a company that allowed themself a get out clause if exceptional circumstances arose. I haven't looked at the fine print on my deal but if there is such a clause, they haven't yet implemented it. 3 monthly LIBOR was around 0.65% on the last working day of February. That dictates the rate I pay on 1st April, 1st May, and 1st June (it's charged from 1st March but obviously there wouldn't be enough time to reset it). It does guarantee the lender a margin because presumably they borrow at the quarterly LIBOR rate and tack 2% on before they charge me.

When you are able to, maybe look around for a better mortgage and tell your current lender why your leaving. If you are in a tied-in period, maybe discuss the fact that as they have upped the rate due to exceptional circumstances, then you can walk away without penalty if you can get a better deal. I don't know the legality of it but it may be worth looking at.

    Thanks Paul
There was a thread on the mortgage forum about the one account when the interest rate first started to plummet! There was loads of people complaining cos they took ages to reduce the interest rate!!And then they didn't drop it as much as they should have. Many people left but unfortunately cos I've got bad credit history :o I'm stuck with it! My payments are worked out monthly so Feb I paid £216 and then this month I'm paying £251 - figure that one out!? Interest rate hasn't changed and I have the same money more or less in the account every month so don't know why its so different every month!

She completely uprooted one of my clematis' yesterday when I was out tidying the patio area up ready for the greenhouse to go on to. I have quite a collection of clematis - my fave plants! and most of them are in pots!
