I am dreading remortgaging - our fixed rate ends in June. Apparently as I'm on mat leave they will only take into account my SMP and not my full wage which is 4 times my SMP and also OH is now earning £7k less than when we took mortgage out.

might have to sell up & rent again - which might not be a bad thing as I reckon we'd get a decent price for this place plus renting would be cheaper which would be better if OH ends up doing a GTP course!

What rate do you go onto after the fixed rate ends? Whos your lender? Check your paperwork.
My fixed 7.9 ended in April and is now 2.09% plus BoE base rate (0.5%). £250 a mth cheaper. The BoS base rate was 5.5% when I got my mortgage.
what she says, I know loads of people that are better off since their fixed rate has finished, some are (over)paying what they paid before as they're used to it so are really knocking down the # of yrs it'll be over, I'm a bit gutted we fixed just before the crash so by the time it ends the base rate'll be back up again!
The very best is sometimes what nature gives us for free.

We fixed at 4.98% for 2 years which it said will move onto the SVR of 7.2%

HOWEVER just got this from Lloyds website

If you have the Standard Variable Mortgage Rate
We may change the rate at any time. This will usually be because general interest rates have changed or to reflect market conditions. But even then, the rate will never be more than 2% above the Bank of England base rate.

So rate is currently 0.5% - wow! does that mean our SVR would be 2.5%???? :j

:) nothing else to say but :)

Sounds like it! All I done when I wasn't sure was called the lender. 2 minute phonecall and asked what my payments would be when my fix ended.
Nearly fell off my chair when she told me

Actually it sounds like the 7.2% example was based on a BoE rate of 5% at the time of fixing. Thats what my paperwork said.
Ad libs *When fix ends you will move to LVR of 2.09% plus BoE base rate, currently 5.5%.
I read it as 5.5% plus the 2.09% which it WAS at the time of signing but who knew the base rate would do what it did?????

I would defo give them a call even just to know one way or the other.

Re the SMP thing, if you are returning FT the lender will usually accept a statement of earnings from your employer showing current salary.

We are paying less since our fixed rate finished last May too. Just phone them and ask.

Beenie - glad you phoned. Hope you feel better yourself for taking a stand.

JM - I just made a pot of chilli which was fine, but i made tomato and rice soup at the same time, and it's awful. Think I put too much rice in, forgetting it would absorb the liquid and it's gone like a risotto! Keep adding more liquid but it's rubbish. Will be going in the bin I think.

DH has been off sick today and it's spoiled my nice day in the house! I haven't done much, but just feel lazy and deflated looking at his ill, miserable self lol. I am very sympathetic actually, but he is a bad patient. He moans constantly and blows his nose like a fog horn, but plays the martyr and won't stay in bed or ask me to do anything for him. Except get Blackcurrant Lemsip, for which I had to go to 5 different shops to find!!

    Afternoon all..

Well done Beenie :D :grouphug: xxx

Rhys is now 13lb 12oz - 4oz over 4 x his birth weight :D Still following his own curve on the charts.

Then we went to Mum's to let the dog out. The builders have officially finished - the house looks fab! :D Just needs the h/s/l carpet laying next week and the garden tidying up and it's complete.

Rhys was sat on Mum's knee while I went to make a phone call (carer's allowance people phoning me for more info.. just hurry up and make a decision, will ya!). I came back and Rhys was looking really dazed and spaced out. I asked if he was tired and mum turned him round to lay in her arms and he just shut his eyes and was sparko instantly! :rotfl: Stayed asleep all through putting his coat on which normally he hates, putting him in the car seat and driving home :D

OH's mortgage did the same as csh. Think the payments went down £200+ a month :)

    I think 1% is about £50ish a month IYKWIM? I dropped 5% so £250 less

I honestly can't see the base rate going up by more than 0.5% at a time and definately can't see it rising consecutive mths, not having been so low for so long.

I think I'll get a good 18mths of being on the LVR before I get close to the interest rate I was before.
Not banking on that obviously! And can afford it if it goes back up!
