viewings - how often is reasonable?

Hi we have put our three bed semi on the market two weeks ago and only had one viewing. The feedback was that the house is lovely but the bedrooms are too small. Theres nothing I can do about this obviously, and I know that this will be a recurring problem - we have a large kitchen diner extension downstairs and it gives the illusion of a bigger house so its dissappointing when you see it upstairs! How long should you generally wait before dropping the price if you are getting no viewings?

    Clear as much stuff out of these rooms as possible while keeping them looking like bedrooms to give an impression of greater size.

    Ive had my house on market for 6months with 3 viewers, I had it on for 4 months then dropped the price 10k a few weeks ago but it has still made no difference. In this market if anyone is interested they will offer a lot less than the asking price anyway. Did you get 3 valuations of your house before you put it on the market to ensure you put it on at a realistic price.

    You are saying about your bedrooms - yes clear them out however thats just one persons opinion of them being too small, someone else might come and view and be happy with the sizes, it all comes down to individual expectations.

    Your viewers must not have read the brochure, otherwise they wouldnt have viewed the house if they had have thought the bedrooms were too small!

    Your advertising does have the room sizes in both imperial and metric, doesn't it?

    Do you think i should be chasing the EA to find out whether they are managing to generate any interest? I read somewhere else on the forum that they should have stats from Rightmove - how many times it had been viewed etc?

    I think some people, depending on where they are in the country, would regard that one viewing as a good result in this climate, rather than 'only' one viewing.....

    It does. The first and only viewing we had was on the first day it went on Rightmove and just a brief description and photos were on then. Dimensions are on now. And no viewings since!

    I have been e-mailing my estate agent asking how many hits they have had on the website and if they have been handing out many brochures etc, she has been e-mailing me each week with reports.

    Do torture them you are paying them enough!

    I'd love to, but I'd rather not in case someone sees it who might have otherwise bought it for a reasonable price and drops it £10,000 because they think we're desperate! :eek:

    When you do a viewing, why don't you try starting upstairs? Then it won't be a disappointment after having showed them the downstairs. It's still very early doors as yet, and if you're priced right the viewings will come. How do you compare to similar properties in the area?
