viewings - how often is reasonable?

    I dont think they will think you are desperate and tbh you will find that everyone is offering around 10k less than the asking price these days anyway!

    I think it all comes down to how desperate you are to sell before you consider bringing the price down.
    Two weeks is nothing, particularly as the weather has been bad.

    If you have duvets on the beds replace them with simple, neat bedspreads for viewings. Also, cut back on using cushions and pillows for 'dressing'.

    Suprising how a duvet, especially bulky winter weight ones, can make it look as though there is little room to move around a bedroom.

    As for masses of cushions (and those stupid runners placed along the bottom of a bed) - as a practical person my reaction to these when used solely for 'dressing' is "Where do you put them when not in use". If the bedroom is small there is nowhere.

    We have a similar situation with our house - I often say ours a 2.5 bed rather than a 3 bed. I will repeat to you what my wonderfully wise best friend told me when I was despairing after several viewings and all the feedback being that our downstairs is lovely but the upstairs is too small:

    - If you have de cluttered and got rid of bulky furniture, make use of strategically placed mirrors to make the rooms look a little bigger (for us we had our wardrobe doors replaced with mirrored sliding doors). It really does make the room look brighter!
    - Use pale colours on walls and avoid dark hues as they can have the effect of making a room look smaller than they are
    - Rearrange furniture (especially the bed) if you can to make better use of the space you have
    - If the rooms have built in wardrobes, get the agent to highlight these on viewings.
    - One person's small is another person's 'cosy'. You bought the house with the rooms they are so chances are someone else will too,
    - Finally, be patient, it will happen eventually - it only takes the one person. Well, the last bit, I kind of admit to not following, we withdrew from the market after 6 weeks (there were other issues) but if you can wait, do.

    When you do a viewing, why don't you try starting upstairs? Then it won't be a disappointment after having showed them the downstairs. It's still very early doors as yet, and if you're priced right the viewings will come. How do you compare to similar properties in the area?

    Which brings up another point, did the agent or the owner do the viewing?

    Feel free to PM me a link to the listing, too, if you feel brave. I freely admit I can be a touch over-zealous when commenting on these, but....
