    well the ones who sold it did anyways the others got :confused:

    I was offered mostly 1.5% + (some were ridiculous) in south london/north kent. I went with one for 1.25% who we liked. We seem to be regretting it lately though :(

    We are in Northamptonshire and have got 1.5%. To be honest, we read the info on this site about negotiating that AFTER we had signed the contract, sounds silly but it never occured to us to try!

    That said, we have been in the newspapers (x2) each week for the three weeks we have been on market, and all the normal web-sites, and have had a steady stream of viewings. I do actually think that so far the fee is justified, as there is visible signs of the agents marketing our house.

    Seems like they are having to earn their money far more now than they did when we last sold 5yrs ago, no board ever went up, no time for newspaper advert, we had one viewing - they bought it, they had no chain and nor did we, it all went through without a hitch. That Agent charged 2.5% and did very little.

    Last time I sold 2 yrs ago I got 1.5% I think, currently selling at 1.25%. All started at 2+% before negotiations, they expect it.

    But you do have to keep on top of them for marketing if it doesn't sell straightaway. But if you are a motivated seller with a saleable property it's in everyone's best interests to sell it anyway so they should do their best regardless. 1.25% is better than nothing after all.
