Considering halfapercent as can do viewings myself. But it seems that really all you need is something that feeds into the main property sites, eg rightmove etc.

If you have a good house at a sensible asking price, the agent will want to sell it because they know people will want to buy it. Also, it's even more important for them to recoup those marketing costs!
We've always managed two weeks in the paper when new, then every other week from there, including the odd double photo, house on the agent's website, Rightmove (even on one occassion when the branch didn't use it, we got it put through another office) and in the agent's window.
Most of the people in the ofice won't even know how much you've agreed to. Who ever sees the person that valued the property again? LOL. :rotfl:Everything that is supposed to be in heaven is already here on earth.

As a follow up to this, I used housenetwork in the end.
Thorough job on the presentation of the details - very impressed. Not sure how responsive they were to enquiries because the first booked appointment (within a day or two of the details going live) made an offer which we accepted.
During the shenanigans about the finer details, I did not that they weren't the most responsive on the phone - twice hearing stuff about 'system down' never inspires confidence. In the end, the buyer and I have swapped details so we're staying in touch that way.

Quick PS to this in case anyone is considering the House Network.
In the end the buyer and I stayed in touch and left them out of the loop. It worked very well - saved myself something like 8K!
Solicitor rang up around completion and told me the estate agents had made a mistake and only charged me £200+VAT. She was stunned when I said that that was their completion fee.

LOL! I used House Network earlier this year and I was more than happy. I'll be using them again soon.
When I replied to your thread, I ended up using Wates (quite a small but great firm, south of the river) who valued higher than anyone else, including me, but sold themselves very hard and agreed to a 4 week contract. They charged me 1.5% and got me £15,000 more than I was expecting within two weeks, so I really cannot complain on that front! Lucky to be in the middle of a very bullish London market though

.6% on sale of our first house recently, highest locally was 1%. This is in Northern Ireland though. 2.5% is a joke for what estate agents do, that would have been about £6500 when we sold our house

In Essex, I had three EA's round and they all wanted 1.5% initially but I asked for 1% and they did it, and we were in the paper each week aswell for both agents. still they end up getting 3k plus vat for about 2 months advertising.Listen to what people say, but watch what people what people do!!0
