    I wouldnt stress about it too much, the same happened to us and as a FTB i was a little upset about it after hearing so many horror stories of gazumping. It took them just over a week to finally display SSTC on their website and on the board.

    If you're that worried get a friend/relative to ring up and ask for a viewing to see if they are still accepting. Thats the point where you'll find out their intentions and how seriously they are taking you as a buyer.

    Another thing to do to show them you are serious is to keep in contact with the EA over your progress. Sort out a solicitor and surveyor, start the ball rolling on your mortgage and inform the EA of this. They like to see progress and it settles everyones mind in the early stages when people start going through the motions. I had a weekly phone in with the EA for our buy, even if there wasnt much to report from my end i would ask whats happening with the seller and when X is expected etc. Its just showing interest so they know you're not pulling out and wasting everyones time.

  • Have you paid any sort of deposit? I am selling my house, I would ask for a deposit before I had the boards removed or anything. I wouldn't want to lose a potential further customer by removing the house from for sale status.

    It took a while for our house to be removed from Rightmove and it's still on the agents website as Sold, Subject to Contract. If you're in a strong position to proceed i.e. first time buyer or whatever, then I wouldn't worry about it too much at first, but you should stick to your guns about getting it off the market asap.

    Provided you were willing to front an equal deposit then it wouldnt be a problem.

  • But don't forget, even if the property is SSTC, another party can come in right up to exchange and put in a higher bid.......
