Being regulated doesn't mean you 'have' to lend money. It just means that you have to do it in a certain way.
I hope you get what you're looking for but I don't think you have a 'right' to it.

When I wrote "our complaint had been taking seriously" I meant that the duscussions that we had in his office seemed to have had a possitive effect on him. Of course I complained when I first heard I was rejected, I complained twice in his office. However, me moaning about the underwriters decision in his office is not an official complaint! Unless I tell him in person or in writing that I would like to make an official complaint he wont go down that route. You should know that!
When we left the office, the 2nd time, myself and my wife discussed the possibility of an official complaint privately at home but we had not yet made one in writing or in person to the manager. As far as the manager was concerned, when we left the 2nd meeting, we had finally accepted what happened and was moving on. It was the manager who contacted us thereafter to tell us that he has contacted the underwriters. This was not influened by an official complaint, since we did not make one, so his not going down the complaints route. He contacted the underwriters because he felt their decision was wrong.
The same goes for the senior underwriter who agreed to review our application again. Since we had not made an official complaint he had no reason to agree to do anything but he did. Prior to this, as far as the underwriters were concerned we had reluctantly accepted their decision and moved on. Since no official complaint was made, the underwriter was not forced to review our application again. He could have simply told us and the bank manager "No, is No" and left it at that. After all, this is what some of you here claimed would happen right? In fact some of you "experts" claimed I would not even get that far but I did!
Look, I see now that you are not big enough to accept that you have been proven wrong and you will no doubt keep arguing resorting to petty nitpicking just to save face. Dont be upset with me pal, it was not me who went around saying that "I understood the industry" it was you! If you give me ammunition like that what do you expect to happen when I prove you wrong?

How many days will the underwriters leave this one on the desk to make it look like it is being reviewed properly? This is no more than a 30 minute task for them, I would be chasing by now if I was you.
However, your expression of dissatisfaction constitutes an official complaint, your one week acknowledgement should arrive shortly, hopefully. I say hopefully because then we get another 8 weeks of this and this thread has mileage.
Any TV producers out there?........... I have an excellent story line for a soap /comedy

In FS's if you use the word complain verbally it has to be treated as a complaint...

I have been told that in the olden days couples used to save 10% of the purchase price of a property and then obtain a mortgage to buy it at around 3x income.
