    In my defence the "qulaifued" mistake was a typo, a major one at that! :(

    Yes I did plan to leave this place but another forum member decided to use it as an opportunity to take further cheap digs at me and I came back to defend my self. I normally do ignore such things but her comments were offensive and ignorant so I could not help my self. Fortunately, the mod has deleted all her posts here.

    Whether I give people ammunition or not I'm suprised by some of the rude comments left by people. I guess I wrongly assumed that this place would be populated by sensible mature people who give constructive advise. Some people have been very helpful, but some have been dam right rude.

    Ok, just in case you did not notice, since you posted the above post the following has happened yesterday:

    (1) Our HSBC branch manager, the one who first told us that the "underwriters decision was final" and refused to help any further, had a change of heart. He told us that although he did reject to help us overturn the underwriter decision at the start, he had been thinking a lot about our case and he did not feel right about the underwriters decision. He felt the decision was not based on reality since we could clearly afford the mortgage.

    (2) The HSBC branch manager went back to the underwriter and argued our case. She refuse to budge! So he went over her head and went to a senior underwriter, who after hearing the evidence on our side agreed to review our application personally as a fresh new application and give us full feedback in writing if we get rejected again.

    Yes, your correct, I feel very SMUG!!! :D

    My persistance has paid off! had i listened to some of you "experts" I would have just given up.

    You havent proved us wrong at all ...you've just gone down the complaints route and they're following the process....you don't even understand that when it has been pointed it to you ....you need to lose some of yr grandiose ideas about rights etc as you now think you're having this reviewed!...you do live in another world...it's funny how you manage to understand what suits you...remarks such as kicking a man when he's down etc...not a lot of (EQ or EI) .........the manager went to the underwriter!!....they're probably hundreds of miles apart!!........anyhow as some people have stated you are entertaining so it's just as well you're not a man of your word otherwise you wouldn't have come back and kept this thread going............

    I have not made a complaint to HSBC yet.

    Let me break it down for you, so you can understand....

    (1) HSBC underwriters reject our application claiming that we could not afford it. They inform branch advisor who informs us.

    the next day

    (2) We go to branch and ask advisor and branch manager of we could appeal or at least get an explanation why? They both say no, stating the "underwriters decision was final". We try to argue using the facts, that we could clearly afford it and they both agree but refuse to help us further saying that there was nothing they can do.

    next day

    (3) We go to branch again and defend our case again. Yet again we were refused.

    two days later

    (4) I join this forum and tell you guys what happened and asked if it was possible to get an underwriter to explain their reasons for rejecting us. People, like you, either laugh at me or make cruel comments about my personal life. Some offered constructive advise.

    the next morning

    (4) HSBC branch manager phones us and tell us that the underwriters decision to reject us has been on his mind since we left the office and that he felt it was not right. He told us that he has given our details and circumstances to a senior underwriter, who after seeing the facts agreed to review our application again.

    Someone who knows the industry should know that clearly for the manager to go down the complaints route we need to make a official complaint. Some thing that I may have hinted about possibly doing here on these forums but not actually done in reality. Yes, we told the branch manager that we did not accept the decision and that it was a joke but remember, he still rejected us TWICE! Yes, when I joined this forum, I was on the verge of making an official complaint and came here seeking advise but was almost put off after some of the comments I recieved. Then, low and behold, the next morning the branch manager contacts us. We did not twist his arm, we did not make threats, he came back to us on his own accord and was big enough to admit that they may have got it wrong. In regards to the senipr underwriter, yes him and the bank manager could be miles apart but its also just as possible that after having the facts discussed with him felt that we may have been treated harshly. We had made no official complaint, so neither one of them had to do anything to help us. When we left the branch manangers office the second time, as far as they were concerned we had accepted their decision and was moving on and yet they come nack to us. The senipr underwriter did not have to offer to review our application nor did he have to agree to give us a explanation if we get rejected. He did not have to do anything since we had made no official complaint!!!

    You can be all negative if you wish, Im sure you can think of a million negative things to knock me, but what you claimed would never happened has happened. end of story!

    It's nice if my husband brings me breakfast in bed, but I certainly don't have a 'right' to demand it.

    Being regulated doesn't mean you 'have' to lend money. It just means that you have to do it in a certain way.

    I hope you get what you're looking for but I don't think you have a 'right' to it.

    Barristers (and those that know them) tend to think they have a 'right' to everything ;)
