  • I would agree with this if the OP had actually viewed the property, however, they are only at the stage of collecting details.

    Showing details early on not only gains trust but could rule out unsuitable properties thus saving time for not only the potential buyer but also the EA.

    I think you are on to a loser by offering so low before viewing. I can see that it would send a wrong message in to the market. If you made that offer, viewed and then withdrew, the house would now have no buyer but have a 15% off price tag. A bit hard to explain, but if I were Agent, I would feel far more uncomfortable about giving a viewing on that premise than passing the same offer to the vendor after a viewing. Perhaps the way to understand it is that your way requires the vendor to accept -15% before viewing and with no commitment on your part, whereas vendor can happily give you a viewing and tell you where to go if you offer 15% - so vendor does not get pushed into a weak position due to your offer.

    So as agent, I would be thinking twice about giving you a viewing and perhaps recommending to my client that you be refused. And if agent then recognised you at the viewing you got by subterfuge, I think you would already be marked, hence the difficulty over the HIP.
