EA wont let buyer have the HIP

Either:
1) Move on and tell this agent they're not worth the time of day.
2) As others have suggested, write to the seller explaining that you are a cash buyer interested in purchasing their property, but the EA won't send you the HIP - could they send it to you, as you are very keen to buy soon?

Do you provide photos of properties you are marketing? Room dimensions? Details of heating systems, parking, outside space? How is the HIP any different?

Yes...and that is why I said that I would email a PDF to someone who asked.My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. What is wrong and what is illegal are two seperate things. The EA can refuse access to the HIP if they believe the buyer is not serious about buying (as quoted already)
It's obvious that some posters want to have an arguement about what is right and what is wrong, however, the OP asked if they should tell the Vendor and I still maintain that an EA is doing nothing wrong by refusing to send the HIP if they believe a buyer is not serious and this is what I think may have happened here.

Ok wrong or illegal aside it is within the sellers best interest to get as much information from the buyers market as possible. If i was selling i would want to know how many are interested, how frequent this interest is, whos lined up for viewings, whos stretching their budget but viewing anyway, whos a cash buyer, who the EA thinks is a waste of time (as an opinion - it will still aid in decisions) and based on what information.
Im 100% certain any seller would want a potential buyer to see more details on the house as its registered interest. Whether the EA thinks its a time waster or not it isnt for them to decide - how can they possibly tell!
I was classed as a time waster as the EA didnt think i could afford the property i was looking at based solely on my appearance (i was wearing a hoodie and baseball cap as it was my day off). I then showed them my mortgage in principle and they suddenly couldnt do enough for me.
To 'assume' is a very bad way to do business (A$$-U-ME). If it is a time waster only time should be able to tell (unless you have your very own mystic meg in the back of your office).MFW - <£90kAll other debts cleared thanks to the knowledge gained from this wonderful website and its users!0 -

They might not be doing 'anything wrong' if you mean regs. But if the seller would want buyers to see the HIP, then they are not doing what the client wants. Which is not 'wrong', it is WRONG. The only way a [potential] buyer can cut through this is to contact the seller.
The Agent does not primarily determine who should or should not see the HIP. If you have this notion, then you are mistaken. The Agent can only do this under authority delegated from the seller. So because I'd not already viewed the property I'm not a serious buyer? What a load of rubbish! I'm a very serious buyer, serious enough to be spending hours and hours every day trying to find the right new home.
The EA I had a problem with insisted that the HIP could only be viewed in their office, and advised me that all estate agents apply this. Of the properties I had shortlisted this is the only one the EA has not provided the HIP for, so they were wrong on that one!
I have moved on from that property but am viewing in the next street this week, which is why I wondered if I should mention it to the seller. I would certainly want to know if it was my EA.My first reply was witty and intellectual but I lost it so you got this one instead
