    Yes I am going out of my way to put business the way of fixed price agents, any fixed price agents.

    The reason being to save people money.

    Your line of thought would suggest that Heinz is your pal.

    Can you reply to my posts in a non evasive manner.

    Do you agree or disagree, Fixed price is a great deal cheaper than traditional estate agents in comprison of price and services.

    Regarding beans, Tesco is selling 3 tins for £1.38, does that make them taste any worse.

    Please commit to agreeing or disagreeing with posts rather than stonewalling them.

  • At £499, based on what it costs us to sell a property I cannot see how any profit is made. You haven't mentioned office or staff costs either so I assume this is a one-man band, internet based outfit?

    It's no secret that I'm a fan of fixed fees but at £499, unless I'm missing something, I cannot see how this is a viable business.

    I agree with Googler, sometimes cheapest can be a false economy.
    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

  • You may be missing something, these guys have been around for years.
    Can send you details of some of the agencies in Scotland through private route if you want to investigate further.
    I do not know or need to know about the accounts associated with these businesses, I just know that they are successful in what they do and are expanding at a fairly high rate.
    I would expect the Tesco Property sales thing will only help the smaller agents grow even quicker.

    I posted earlier in the thread to confirm that it seemed a fairly common practice in Glasgow for estate agents to sell on a fixed fee basis, seeing adverts on at least a couple of estate agents for a £499 fixed fee but that I hadn't really seen this in other places.

    I wonder whether perhaps the advertising costs for estate agents on gspc.co.uk, a popular website for Glasgow properties, were quite low and this helped them to cut costs.

    Possibly, advertising on Rightmove is ridiculously expensive!

    I'll check that site out, I'm not up on what goes on up North :D

    If it was viable for an Estate Agent to sell a £35,000 house in 2000 with a 2.5% fee then it must be viable to sell the same house, now valued at £100,000, with a 2.5% fee. (Nearly £1700 more profit) For a standard 3/4 bedroom house EA are blatantly profiteering by charging more than £600.

    Never said they shouldnt make a profit. However if they were making a profit before the property boom then it should be possible to make a profit now by charging a flat fee of around £600-£800, which is what they would have got to sell the same house 10 years ago.

    If they work on the same basis as ESPC, the agents don't pay to get their properties advertised there - it's billed to the client.

    The agents may have to pay an annual due to be members, but without access to their accounts.....
